Anyway prices doesn't matter much right now as Most of the people have bigger problems to deal with due to current economic conditions . Home Buying is not on the top of the list for most of the folks .

 Given most of the schools in San Ramon Windsmere area are close to the capacity , I think there will be a significant downward presure on home prices  Once people realise that. I think Santorini price will go down further in coming months.

Everyone has their own perceptions. No one is wrong. The current circumstances present a different reality to every individual. You might think that home buying is not on the top of the list for some but for others it is. Things are grim but if they were so dire then house sales would stop completely.

How much did plan 2 sell for 7632 Balmoral way? Is it true that they are selling plan 1 and plan 2 for mid 900's. Is it a good time to buy or would they go more low.

You will never know how much this one sold for because the seller and buyer have withheld the price to be declared on public records. They did sell one plan for 959K but I heard that it was a small lot and the house had no upgrades.If you are interested, please call me- they have a plan 3 they need to sell

How do you qualify this statement, considering the county recorder must have the sales price in order to assess the property taxes?  Since the county records are available to the public, it's impossible to hide the sales price of a home.  There may be a delay between the sale and when the records are available publically, but it's usually not long (a month, at most).  Anyone who goes down to the records office can pull the information.

Rama, were you just incorrect in your statement or trying to avoid giving the comps?
