My Secret to How to Get a Tradesman to Do your Work First, Always!

By
Services for Real Estate Pros with Rent To Own Homes, LLC

We all know that when we need a tradesman we usually need him instantly!  A pipe broke, your water heater is not heating, your sub flooring needs to be replaced etc etc.  It is funny how some investors try to entice these tradesman to go to THEIR property first.  They promise the tradesman with "bigger jobs" down the line!  Some promise them lunch and drink!  These and other reasons are useless!

How do I get them to do my work right now, this second?  I pay them the same day I get the statement!  This means that if they hand me the statement the second they finish the job I pay them on the spot!  If you get the statement 5 days later in the mail then I mail out the check the same day.

Word will spread that you pay instantly and you will have every tradesman in your city wanting to help you out anyway they can.  Tradesman do not like chasing people down for money, never ever never!  So take this advice and start getting your work done instantly and with care!  Until next time....

Great advice Peter.  Money really does talk.  A six-pack never hurt either.

Peter thanks for pointing out what should be obvious, but all too often overlooked.  I have to say that when I get paid promptly it leaves a very positive impression so why not others as well. I don't do the 6 pack anymore because I worry about 1)drinking and driving and 2)supporting someones habit that they may be trying to break.

You are absolutely correct, Peter.  I've always done the same, knowing that most tradesmen live from week to week. I've sometimes paid more than they asked if I felt they had under-priced the job. This has always guaranteed me great service from subcontractors.

John is right, give them a little more to always get the best.
