When working with buyers its always interesting to find out what makes them tick.

I talk about lifestyles and what clients enjoy doing. For some folks enjoyment comes from doing activities outside the home; golf, running, hiking, traveling, you name it.

Others reflect on things they enjoy doing around the home, reading, cooking, watching TV or puttering around the home fixing things.

Home-centric folks tend to take more time to purchase. They consider angles and concepts that the active away from the home folks don't. Location and proximity to "activities" maybe more important to the active buyer.  Then again sometimes the personalities are blended and they have to have it ALL.

Measuring up buyers takes more than just asking them what they want in a home.  Sometimes letting your intuition take over, so you can get inside their heads works better.  I find many buyers don't really know what they want until they know what they can have.

I know exactly what you mean Kristal.  I had a buyer client who told me that wanted an antique colonial home in Portsmouth.  Showed them about everything there was to see in their price range.  They ended up buying a contemporary ranch in Hampton...3 towns away.  The ranch home was more like home.  They thought they wanted old...maintenance and basements scared them to death so they went back to what they knew.  Just took them a bit to figure it all out.

Sue, it seems sometimes we just have to "play out the dream" with them until they come to an understanding.  It's funny, I find I can see what they need to do, long before they do!

I couldn't agree with you more!  Sometimes we dream we want one thing when whats familiar is best.  It's the ones that take so long "dreaming" that are frustrating.  Now if I could only find a home for one of my current clients; the husband wants one level living and the wife wants a colonial.  Can you help me with that one?  Or will the wife just win in time?? :)

Ah, yes......it does seem some buyers think they really REALLY want one thing when in fact they ultimately end with something else entirely.  I will admit, it is fun once in a great while, helping them see what they thought they wanted and seeing their reactions to it.  Then we settle down and find them just what they feel most comfortable with, and sometimes that's just the exact opposite of what they described as their 'must have' house.

When out on showings, and talking with my buyers as we work, I tell them to let me know what it is that they don't like about each house, as that really helps me more than all the things they think they love.  I don't know if that works for everyone else, but it sure helps me do a better job for them knowing what they don't like.  I make sure to tell them that's why I want to know what they don't like in each house, I can do a better job for them that way.

It's such a High to find just the right house for a buyer, especially when it isn't what they said they wanted. You're so right, we need to look beyond what they say, to how they feel, how they react, what their buttons are. Put them together, find it, and Voila! a sale.
