There is a price at which the seller is satisfied, the buyer is happy, and a deal is consumated. Getting to that price is called "WORK".
There is a seller out there in the wide world, who talked to his Realtor today. He was discouraged that there wasn't more showings, no offers in the 3 months it had been listed. After saying what was said last month about price reduction, the agent gave an opinion.
Seller wasn't happy with the opinion 30 days ago, and wasn't happy with that same opinion today. Finally, after hearing that the house had been viewed over 900 times on the website, the seller said"Just tell me the price it will sell at!"
In one version of the story, the Realtor told the seller that that was the words she was waiting for. After consulting her crystal ball, the price was set at precisely what the buyer would pay for it. The next morning the seller found himself in a multiple offer situation, and the sale closed in less than 2 weeks.
In the real world. there are numerous factors that play into when a house will sell- weather, football schedules, and holidays just being a few. As a team, we can each do our part to maximize price and minimize time- study buyer trends, expose as many people to the property as possible, and present the house in its best light.
Just as there is a lid for every pot, there is a buyer for every house- we just have to engineer the situation to have those two come together-
but having that crystal ball with the "perfect price" would surely be nice!
