Take notesHouse hunting can become overwhelming for many prospective buyers, especially with the current market conditions and numerous choices available. REALTORS® use a few tricks that can help you remember what you have seen.

You will usually be given a copy of the listing with all the pertinent information. Write down at least one distinctive feature on the listing sheet that will help you remember the house. Maybe the house had crown moldings in the dining room, a red door, or a room with unusual wallpaper. If the house was particularly interesting to you, put a big star on the top of the page to remind yourself that you would like to see it again or even perhaps make an offer on it.

If there are especially attractive features or if you eliminate a house from consideration for any reason, be sure to tell the agent your thoughts and why. Communication between you and your REALTOR® will save you a lot of time and effort. The more knowledge your agent has of your "likes" and "dislikes", the easier it will be to show you only the homes that meet your particular needs.

I always like to quiz buyers on their likes and dislikes about a particular home. It makes it easier to know exactly what they are looking for.

Hi Samantha. I feel guilty writing you becuase at 6AM this morning, it's already 62 degrees.

Anyway, when we give our buyer clients their buyer book, we asked them to rip out the homes that are not a match. It helps them with clarity not having those in their book. When the process is fininshed, they should only have 2 to 3 homes to compare.

Hi Bill - I agree and the buyers may find something in a particular home that they like even though they may have thought they didn't.

So jealous Greg (as I am in from shoveling my walkway). I like the idea of discarding the discards. Keeps thinks clearer I would imagine.

Good point Denise, I always try to be as specific with details in feedback as possible. It may be be an issue of the condition of the property but instead some permanent feature that doesn't work for the buyer.

I agree April, there are only so many things a brain can keep straight. I like to give potential clients a clipboard with a summary sheet (and pictures) of the houses and room to make notes.

Well it may be a little unconventional but here's what happened the last time we bought a house.  We were getting fustrated on how long it was taking, probably because we really weren't sure what we wanted.  Anyway we ended up attending open houses on our own, each one I went to I asked the realtor to take my picture with of me in the house on my cell phone.  We ended up getting one of those houses and looking back on the experience, she told me that I looked happiest in the house we purchased.  Probably because the realtor made a comment on the house that made me smile.  So much for all those spreadsheets and analysis we did.  Does anyone else do this?

Good evening Jim. I think that's a great idea. I have also had clients ask to photograph homes on second showings to narrow down options (with the sellers permission of course).

Nice tips and tricks here.  I always give my clients a nice packet with all of the information about the homes as well as a pen if they don't have one to write down any notes that they may have about a particular property...
