Qualifications are tougher these days and they should be.  Lending has been out of whack for a long time and if you are planning to buy or sell real estate in Evansville Indiana, Vanderburgh County, Warrick County or anywhere it is imperative to get that credit score in the upper 600's or better.  I cannot do that for you but I can point you to a reputable lender that can.

Foreclosures are truly running amuck and with a minimum down payment of 3.5% and good credit you may be able to purchase more home than you previously thought with the currently low interest rates.  Property taxes in Evansville and Newburgh Indiana are substantially lower than many statistical areas of comparable size and definitely worth looking at.

So, who should buy now in this mega field of foreclosures, short sales, REO Bank owned properties?  Anybody that wants a home, qualifies for a loan, and has the good sense to keep their budget in sync with their earnings.

And who is the prime candidate for selling?  Obviously, there will always be those that need to sell due to the catastrophic events of divorce, death, mandatory moves for family or job placement but also sellers that just want to sell to move into a larger home or downsize.  You must be realistic with the times.  We are in a recession and "true" market values of a year or three ago have drastically changed especially if you are a seller.  The "benefit" is really for the seller with a strong equity position that is moving on to purchase another home.  I know the buy low, sell high theory is a great concept, however;  sell low, buy low may very well work in your favor in our current market.
