My Company's annual awards breakfast is this Friday Morning, and I have been asked to stand up and talk about Active Rain.  I have been blogging now for 17 months on Active Rain, and have been fortunate enough to rise to the top of the points ranking in all of Pennsylvania.  So I need to get up in front of every agent  at Coldwell Banker Heritage here in Southeastern Pennsylvania, and talk about why and how our business has changed.


Perhaps if I could offer advice to my peers and fellow Realtors, I would suggest that it is time for each Realtor to understand that the days of newspaper Real Estate Advertising have passed by.  It is now, all about the internet.  Those of you that choose to resist change, will be those that are bored this year with not alot to do.  Those that want to make their business happen, will become rainmakers, and they will find a way to be successful.  According to the 80 / 20 rule, 20% of all the Realtors will generate 80% of the business.  If you are a Realtor that refuses to use electronic lock boxes, and  fail to embrase technology, then you will be wondering why your business has gone to someone else, and you will be part of the majority, producing a smaller portion of the business.  If you can put your arms around the Real Estate business, the way it is happening here in 2009, then you will be heavily involved in social networking.  You will get yourself involved with Active Rain, Facebook, Linkedin, and the rest.  You will have a profile page on Trulia and Zillow.  You will have all your listings uptated weekly on the Craig's List.  You will make sure your name comes up on the first page of a Google Search when a buyer types in Real Estate and the name of your town.


And you know what folks?  These are all free.  You can spend lots of money on direct mail, on postcards, and lots of money buying leads.  But Free is Good.  Those of you that choose to not take this advice, will learn the hard way.  You will wonder why your income has declined.


Active Rain has put me on the map.  I receive at least THREE calls each week, just because my name comes up on the first page of a Google Search.  These buyers already know about me before they call.  They know I am an Eagle Scout before they call me.  They want a Realtor they can trust.


Next week, I am showing houses to a family from Texas, who found me though a Google Search.  We are looking at $450,000 homes.  They will be moving as soon as we can find a home in Bucks County.  And how much did I pay for this lead?  Just with my time.  Active Rain is better than FREE!


Are YOU waiting for the business to land in your lap, or are you out there making the business happen?  Are you waiting for it to Rain, or are you a Rainmaker?  It is up to you.

Amazing that there are still agents that question exposure on the Internet.  You say it so well---why pay for marketing that is ineffective, when you can use the Internet--very effectively--for FREE!!!  A couple of years ago, I used a seperate phone numbr for newspaper and Homes BOoks advertising.  It became very clear to me very quickly that there were not enough results from those ads to make the cost worthwhile.
