It is a difficult time to sell a luxury home in Union County, NC. There is a reported 2 years inventory in Waxhaw, Weddington and Marvin for homes over $500K. It's better in Matthews, Indian Trail, Monroe and other parts of the county however if you want to sell quickly you need to try something different. Don't give up. Maybe you've already retained an agent with a good marketing plan, had a pre-inspection, completed the recommended repairs, cleaned it, staged it, put a bow on it and followed your agents recommendations. What next?
Have you considered offering Seller Financing? One of the top reasons people aren't buying right now is because they can't get financing. Why not offer them a solution.
Don't feel you are in a position to offer Seller Financing? Maybe you need your money to buy another home? How about if you knew you could cash out 3 months after closing? Maybe you could rent for 3 months or negotiate Seller Financing on your next purchase.
What I am suggesting is to sell your home with a Contract for Deed. If the buyer demonstrates they can make the payment, there are companies out there who will buy your Contract for Deed after 3 months so you can walk away with your cash. With a Contract for Deed, You, the seller retain ownership of the property until the contract has been satisfied. So if the buyer doesn't meet their obligations during the first 3 months, you can take your home back and retain everything the buyer has paid to that point. The important thing is to qualify the buyer before enterring in to the contract. Have them complete a Loan Applicationand run it by the company you intend to sell the loan to. They can run the credit reports and verifications. Their criteria won't be as stringent as a conventional lender.
