Welcome to Daventry-The Ups and Downs of Five Years of Sales

In my previous post "Welcome to Daventry-Choose Your Style of Walking"  I talked about all of the terrific attributes of the Daventry neighborhood in West Springfield, including convenience to public transportation, community amenities and the popularity of the community for anyone who is looking for a neighborhood that offers everything from condos to detached homes.

One of the questions that buyers and sellers ask on a regular basis "is how are the neighborhood trends?"  Anyone who reads the paper or listens to the evening news knows that the Northern Virginia real estate market has had some significant changes over the last five years.  One of the best ways to show you is to provide relevant sales data (averages) to give you a peek at the ups and downs since the "hot market" of 2003.  This chart is a look at townhouse sales from January 2004 through December 2008.

Does the downward trend in prices mean that Daventry is a less desirable neighborhood than in the past?  No it means that if living closer to DC, Fort Belvoir or the Pentagon is important to you then the Daventry neighborhood is more affordable than it was 3 years ago.  The neighborhood still has the same ammenities, walking paths, and friendly neighbors as it did before.  Nothing has changed except the sales prices!

Terry-I've gone to reporting five year stats instead of just comparing 2007 to 2008.  I think they show a better trend and help buyers understand that we are truely back to 2003 or earlier pricing in some neighborhoods.
