Here is a situation you may find yourself in someday...and I hope what happens here does not happen to you...

You meet a person who wants to buy a home...... you get them pre qualified at a certain price, BUT you need a little bigger paycheck.........and because of the prevailing commissions out there you know your buyer will have to buy a better home (not a LOT better... but just enough, right?)

So you take the buyer out, deftly putting in a home that is just in YOUR ball park, but just on the edge of what they can afford.........(They have told you they want to only pay $xxx,xxx in a house)

They visit the home you have deftly put into your mix...and they love it.... you show them around and are just ahead of the little small voice that is saying NOT to push the house to them......you are ignoring "The voice" all the time...and they are falling deeper and deeper in love with their "Dream Home".........

They want to make an offer and ask the selling price......you speak really fast, trying to act as excited as they are on the inside with this "Dream Home" "Your Buyers" have found........you make everything look rosy for them.....you paint the picture so well, even you are amazed.......

So what is another $10,000 added debt to their budget...... you NEED the money...forget the little voice you are hearing nagging at you now.....and besides, THEY are IN LOVE with the house and they are qualified for it...."If they both get good raises in the next year or so, they will be FINE.", you tell yourself......and you try really REALLY hard to push that YELLING voice away again...geeze...I really hafta go and see my shrink about those voices I am hearing...MAN ALIVE!!!!! you tell yourself......

The offer is presented...and it is accepted... the mortgage is funded AND the inspection passes muster.....CLOSING day comes.....and YOU HAVE A NAGGING HEADACHE...and you don't know why........

Now......after closing...the buyers look at you and say,"Why did you talk us into this????" They have just enough money every month after paying their NEW LARGE mortgage to cover there bare needs.......they WERE going to send you some referrals...BUT....... you needed a better commission than you were going to get remember?

THAT IS ALL YOU GOT....... no future client and no referrals.......this time........... ya think ya learned something here?

We are supposed to be giving SOUND financial investment advice......and showing ALL the homes in a buyers price range; not just the ones giving a great commission to US......some of those other homes MIGHT be JUST what they are looking for...BUT YOU PASSED up THAT home for one with a BIGGER commission........what happened to being a servant and working for the client.....?????

The money will come... you have to be GREAT on customer service..... not just in ethics...but MORALS too.....

I have seen too many real estate agents pull that trick.  To the point where I will sometimes lowball a pre-qual letter with certain agents because I can not, in good conscience, put my customers in a bad situation.
