What's Your Image? Why Is That Important?

Often, new agents come to me asking about "image advertising." This is a term they've seen in marketing materials and theywonder about it. Is it important? How expensive is it? How do I go about it?

To answer the first question, "Yes, it is crucial!" Why? This might be a long answer to a short question:

There are a alot of Realtors out there. To the consumers, we are all indistinguisable at the outset. Surveys tell us that buyers run into at least 17 different Realtors before choosing the one they will work with.

A positive and memorable image helps to set us apart. It helps them to remember one of us and seek us out when it comes time to get serious about buying or selling a home.

How do we build that image?

First, you must be memorable, different.

It's important to remember that we all have an image whether we mean to or not. You can find out what it is if you know how people finish the sentence, "She is the one who ________________" or "He is the one with ______________."

The way we dress could be one component. Perhaps we have a memorable style of dress. I know of one Realtor who always wears a red bow tie. People remember that. Some Realtors have their pictures taken with their dogs, their horses, their kids. Some wear flambouyant clothes or hats. Whatever the style, if it is memorable, it will work.

Second, you must be consistent. You can't put on a bow tie one day and wear a golf shirt the next. You must always sport the feature that distinguishes you from others.

If you use a slogan, you must always use it in advertising and conversations.

Third, it must come naturally to you or be easy to fake. Since you're going to be using it all the time, it must not conflict with your basic, natural personality or style.

Fourth, don't worry if it is slightly corny. Corny is memorable.

Think of agents who are instantly recocogbizable through a slogan or a style. Who are you thinking of? What is it about their image that works?

I see your point but I have to disagree.  People only care about what is in it for them, and I dropped all image or ego ads.  All ads and perception to the public is now about what I can do FOR them.  Yes, my AskTheBigGuy may help with being memorable, but all my clients have said they ignore all image ads, especially billboards.  They see it and forget it.  However, a sign like "Buyers, get up to $5000 cashback at closing" generates a huge response.

Good post Kathy and so very true.  We are what we portray.  People will adopt an opinion of us good or bad. Just like we adopt opinions of actors, actresses, singers etc. people adopt opinions about us.  I have trained a lot of Realtors in my time and the ones that go along and establish no positive image and no consistency are average producers at best.  Those that took their image seriously and worked on it were always very successful.  Thanks for a great post Kathy and have a great day.

Very good point, Kathy.  I know that my branding with  my horse photo has made a big difference in my business.  As for Christopher's comment, what people SAY they do in response to advertising if you ask them directly and what they actually do can be very different things.  Most people won't acknowledge (especially to themselves) the impact that advertising has on their behavior, when studies show that it has a very strong impact on them, albeit subconsciously.  This is perhaps because well-done branding not only makes you easy to remember, but it also conveys to the consumer a taste of what's in it for them beyond just offering to buy their business.  It's the key in the lock in order to get in the door and show them more fully how it benefits them to use your services.

We have to be memorable.  I don't know if I am.  Maybe, the friendly Realtor.  I end up.usually, being very tight with my past clients.  I always try to look nice but I am fairly casual.  I try to keep a smile on my face.  Maybe I could be the smiling Realtor.  I have met quite a few who aren't.  I will have to give this one more thought.

I think the key is consistency.  Be consistent in how you appear, how you dress, how you act, how you advertise.  Consistency and repetition is the key to marketing yourself in my opinion.

I wasn't trying to be rude, just trying to say that image isn't everything.  My wife and I moved into a new county and I captured about 3% of the market share (in 6 months), and none of it was from image advertising.  I am sure my competitors who are spending 3k a month on billboards, 2k in print and 500/mo on grocery carts are not happy about that!

I agree. Living in Mississippi I find that people like to deal with me because I am different than most. I do not wear a suit ever. I usually can be found in Jeans and a polo. I do not drive an expensive car. Ford Taurus is my cab. People here respond rather well to the way I am. The good thing about it is I am me. I don't like to wear dress close so I am not going to. I get a great reception when people see that I am relaxed and more informal than they are used to. They see that I do just as good a job as the other guys but I am more personable.

I get a lot of people calling me because of my slogan. My last name is Bigness. Everyone in the area knows me as "The Biggest Name In Real Estate!" It's on the back of my truck, on shirts, on hats, I have my name every where. Other Realtors in my office always come up tome and say they wish they had a better last name to market.
