2008 Foreclosures Were Up in Boulder Valley as Compared to 2007

According to a recent article in the Boulder County Business Report, the total number of foreclosures for Boulder and Broomfield counties were up for 2008 (1,292) as compared to those filed in 2007 (1,257). 

Even though several state and federal laws did help in delaying some foreclosure filings in 2008, and while the total number increased, the increase was notably less than last year which is a positive sign.

The three cities with the largest number of filings included the city of Longmont with 552 filings, Broomfield with 262 filings and Boulder with 173 filings.

We also need to put these numbers into perspective as we look at the rest of the nation where some counties (particularly in California) experienced as many as 800 filings in a single month.

Home values for the month of December were up in some areas of the Boulder Valley and down in others.  Changes in the median sales price for a single family home were as follows: 

Broomfield increased 33.3% to $297.190 

Boulder increased 3.4% to $600,000.   

Superior increased 3.2% to $350,000

Lafayette was flat at 0.0% $310,000

Erie decreased 8.5% to $279,955

Louisville decreased 10.3% to $305,000

Longmont decreased 17.5% to $179,768

Vicki, would you say that the areas that suffered Foreclosures were newly built areas?

No, it doesn't appear that the newly built areas were harder hit.

Vickie, I think that foreclosures were up everywhere in 2008. Let's hope that 2009, they go down.

Vickie those are some drastic numbers if I'm reading your post right. Ouch, that will really screw up the market till those sell!
