3 Selling Tips in a Buyers Market

Selling in a Buyer's Market it can be a good thing. Here is a few thoughts from my RE/MAX TEAM to all you current Sellers or Potential Sellers

Even in a slower market, the good homes go fast! Smart sellers are realizing that a proactive selling strategy can go a long way in getting their home sold, even when inventories are high. Here are three tips for today's sellers:

  1. Price your home right. Markets change, so don't be influenced by last year's selling activity and home prices. Buyers will evaluate your home based on what others are selling for today, so make sure you know the market and price your home accordingly.
  2. Make your home shine. Buyers like to envision a home they can move right into. Clean carpets, fresh paint, and a nicely landscaped yard can go a long way to make perspective buyers feel at home.
  3. Anticipate the selling season. Many sellers wait for the market to pick up before they place their home for sale, but smart sellers anticipate these seasonal adjustments and list their homes early in the sales cycle. Give yourself the best opportunity by placing your home on the market before everyone else does!

I truly believe that this has to be One of the most important elements in getting your home sold in a timely fashion is pricing it correctly.

When you fail to do that, the wrong buyers are coming through your home. But when you set the correct price, you'll be attracting buyers who are looking for exactly the type of home you're offering.

You may have seen online sites that place values on homes throughout your neighborhood. While some of these are very technologically sophisticated, they don't take into account the things that make your home special - and more valuable: the beautiful landscaping, the new kitchen you've just installed, the bathroom you've updated, the incredible view, the loving care you've given it.

Linda,  Right now our problem isn't pricing, it is the lack of buyer period.  They are scarcer than hen's teeth in our area right now.  There are probably 2000 residential listings in our area right now and only 89 pending sales.  That means a lot of us are not doing much!

Here in Arizona the buyers are coming in groves and we have listings to spare.  The buyers want half off the listing price and the sellers want 2005 pricing inspite of the current market and the evidence that you bring to the table.

Nice post, aimed at the consumer/seller. We sure do need to get the word out there!  If it's not priced right - it not only won't sell, it probably won't even get any offers.

Hey guys I know realtors on both sides buying and selling are feeling the pain right now, but my intentions on writing this one was just more for EDUCATIONAL and for some areas out there even though the market is very very slow.....listings are trickling in and we must always do justice for our sellers.
