Everyone is by now aware that its a buyers market and we have a longer number of days on market before properties are selling.  Below is a breakdown of the homes in Loudoun County with 5-10 acres that sold in 2008.  Also there is a spreadsheet you can view to see the public records details on which homes sold for the year.

If you are looking to sell a small horse farm in 2009, this data is important to you.  it will give  you an idea of what is selling and for what price and with how many acres.  What this data does not tell you though is which of these properties were actually true horse properties or had cleared acreage.

If you'd like more information on horse properties sold in 2008, please contact me at SonjaAdams@verizon.net or on my cell phone #703-963-7407.  I've done a thorough market analysis on horse farms in Loudoun County and can give you an idea of which properties that sold would have appealed to the buyer of your horse farm.

The horse owners out there understand what is needed for their equine friends...and an agent that is going to use fully wooded property as your competition doesn't understand what selling a small farm is about....call me for a market analysis on your property!
