3 Sources of leads for Realtors

By
Real Estate Broker/Owner

I had a very interesting conversation with a small group of Realtors this past week; each feeling frustrated with their level of production. Despite their frustration, the group as a whole seemed to have a renewed spirit of hope for increased business this year. I feel it is fair to mention that not one had a written plan of what they were going to do daily to achieve this increased business however.

When I presented each agent in the group with 3 proven methods for generating dozens of leads each week and a plan for converting these consistent leads into at least 20 new listings I was shocked to learn that not one agent was interested in pursuing one of these methods for doing more business.

My assessment is that the majority of licensed Realtors want to collect commission checks without doing any prospecting or investing any of their own time or money into their business. Somewhere along the line most Realtors have come to believe they can live on referrals only…..yet most are not surviving financially. I must admit this can be very frustrating to me at times.

The news tells us that unemployment is at an all time high in California and what is truly scary, consider how high the unemployment rate is when you factor in the thousands of Realtors who are doing no income producing work. If the unemployed put as much effort into finding work as Realtors do to build their business this country is in very bad shape.

Let me be clear, I don’t believe it is pure laziness but moreso that people are trapped in their own complacency. So focused on what they don’t want to happen: foreclosure, poverty, failure, etc… that they have become immobilized by fear.

Drew:  I think much of the problem is that many Realtors are still mentally living in the mindset they had in 2004... and expect that to work equally well in 2009.  It is not going to happen.

Drew -  if a person doesn't change when what they're doing is not working, that would be the definition of insanity, wouldn't it?

My first question is like Bethann's question: What did you tell them?  Maybe it was the ideas.

When the business is slow, many Realtors drop out when in fact, it's an opportunity for the rest of us to step up our marketing and work even harder because in my area, the buyers are more serious than a couple of years ago - keep working and the business will come.

It's time to get back to the basics - we've been talking about that for a year.  We need to be working harder and smarter to create more business this year.

The Funny thing is, i am just as busy as i was in 2004 as i am now. I also have more agents working for me. We are getting about 50 leads a day and we have 25 deals under contract to close right now.

It is frustrating to show an agent exactly how to grow their buisness, only to watch them fail to take advantage of any of the advice that you give.  I've seen it over and over.....

Graham:  Didn't your mother ever tell you about if you can't say anything nice, don't say anything at all.  Why don't YOU say something positive ?

Drew, the battle is in the mind with their controlling subconscience. It has been that  the difference between average and exceptional is :

Exceptional people have the ability to adopt daily disciplines that average people just can't get themselves to implement !

As it was written thousands of years ago, "As a man thinks in his heart, so is he "

Have a great 2010 !!!!!!!!!!!!!

Thank you to all of you for the comments, I have been busy working on my other sites and haven't visited my AR site for a couple months ...

To those of you that inquired as to what the 3 methods were ... they revolved around the Load Modification process & getting Short Sale Listings.  Not such great methods for our current market, but they were working like a charm early 2009.

If you are looking for lead gen ideas, feel free to call me and I will help you develop & implement some new strategies into your business.

*Karen - thank you for responding to Graham.  My mother told me the same thing so I won't respond to him or his comment :))

Have a great week & thanks again for the comment.  For more relevant & current info please look me up on Facebook or subscribe to my blog for Realtors.  Both links are below.

Drew:  It was just something that needed to be said.  Why be so negative ?  It accomplishes absolutely nothing.  I think it's just a sign of his own personal inability and insecurity.  Take care... have a great week !

Wow Danise.... did you wake up on the wrong side of the bed today?  It is obvious that you haven't read the comments or any of my other blog entries.  If you had you would have realized that I clearly stated these lead sources revolved around the loan modification process and are no longer such great methods.  You would have also noticed that I have offered FREE Coaching to Realtors.

You mention being skeptic & suspicious ... you accuse me of using a marketing ploy!  I don't read anywhere in my original post that I offered to share these 3 lead sources with you and I certainly did not lead you to a website that asked you for anything.  What was the ploy exactly?

Later on I responded to inquiries and offered help to anyone that was looking for help with lead gen ideas.  Yes I did leave links to the sites where I spend the majority of my time, so that you could learn more about me.... again neither link takes you to a sales page or a site asking anything of you.

It is one thing to be skeptic ... but it seems that you were annoyed that I posted a link to my site.  Exactly what is the problem with giving you a link to learn more information.

I once heard Tony Robbins say this kind of attitude isn't being a skeptic, it is being a coward!

Despite your written attack on my integrity, if you need help with lead gen ideas I will be happy to help you via a FREE coaching call... No strings or obligations!

I hope you had a great Holiday weekend

Leslie ... I agree, these blogs and the whole AR community is an excellent resource for trusted info and opinions and I appreciate the participation that everyone gives..  Believe me I was making no attempt at tricking anyone or attacking hard earned paychecks.  Thank you for your comment.
