As a Realtor working in the Green Bay Real Estate Industry for the last 3.5 years it suprises me how many times I have run into a sitution where a seller tells me that another agent told them they could get them X.   You can safely assume that many times XGreen Bay Real Estate - Selling Your Green Bay Home is way higher than recent comparables of the property.   Why would a Professional Realtor possibly set themselves up to disappoint their clients?   Are they scared of having a hard conversation with their potential client?  It sure seems like a lot of agents are afraid of how the seller will interpret a realistic listing price.  Some agents seem to feel if they set the price high they'll get hired.  A quote from A Few Good Men comes to my mind, "You can't handle the truth." It's our professional duty as a realtor to give our sellers THE TRUTH, even if we know they won't like it.  

I'm sure the majority of us have said those dreaded words "I can get you this for your house...".  As a Green Bay Real Estate Professional, I've learned through my experiences that the "I" needs to be taken out of those conversations. What determines what you can get for your home?  The Green Bay Real Estate Market is the true indicator.  

Three things happen when you list your property for sale:

  • You receive a good amount of traffic in your first 45 days on the market and then we present an offer..  
  • You received a good amount of traffic in the first 45 days but no offers are coming in.  Why?
  • You have the house on the market and you receive no showings in the first 45 days.  
We all hope that every listing we take acheives the first point and we get an accepted offer.  But what if your home falls under the last two points?  As long as your home is marketed effectively on the internet and in your local MLS, it's a pretty clear indication that the market is talking to us- and it's saying that your price is too high.  Every listing appointment I go on I have the conversation about the three points above.  Why do I make it a point to do it on every listing presentation?  Even with the detailed information that I provide it's an estimate as to what the current real estate climate is doing.  The truth of the matter is, that the market will talk to us. We need to analyze the information and adjust our game plan accordingly.  

When analyzing a property I'm focusing on establishing clear value for both buyer and seller. With the internet these days people are actively looking at the majority of their options before they even step foot into a house. You can safely assume that the potential buyer has a clear idea of what a home's value is in their mind.   If you reasonably price your home where clear value is evident, you will sell your home faster and for a higher return than listing it with an unrealistic price.  You will also have a better chance of not having to reduce your price and let your home sit on the market. .

You can still sell your Green Bay Wisconsin Home, you just need a different game plan than before. You can benefit from the detailed statistics regarding absoportion reports that we provide on the current Green Bay Real Estate Market that breaks down specific price points and locations in Green Bay.  These statistics are extremly important to you because they measure your specific situation and are a huge part of our game plan to success.  The term "absorpotion report" may not mean much to you.  But if you are interviewing a potential Green Bay Realtor and don't hear that term, you should consider interviewing someone who not only understands the term, but implements it into every part of listing your home. You do not need to be an expert or understand these terms- it's my job as the expert to explain these to you- and also utilize them to achieve success in selling your Green Bay Wisconsin Home.

Greg-

I completely agree!  I also use the absorption rate as a big part of my market analysis.  I often use it when working as a buyer's agent because if a home is overpriced, we submit it with the offer that is inevitably lower than what the seller was expecting.

By the way, although I now live in Marshfield, WI, I lived in Green Bay for almost 5 years and loved it!   Every time we go back to visit, I feel like I don't want to leave!

Greg- A great article about pricing. Sellers who are emotionally involved with their property will hear what they want to hear. The sad part is, it is not the truth. Then that agent hurts them because by the time they reduce the price they start chasing the market.

How many sellers out there don't believe there home is better than the next guys down the street. An agent with poor skills preys on "human nature" and knows this is there only shot if they are going up against professionals.

Nice Post!

I agree with Erica.  Buying a listing is not worth it!  I had a potential listing opportunity where the seller wanted to list the home for $250,000 more than what is was worth.  I explained that I could not list it and I couldn't do that to them!  (with a big pause)  The owner looked at me with a stunned look on their face and then realized that I was not going to provide a disservice to them.  I walked away from the listing.  They listed it astronomically high with another company and it sat on the market forever and never sold.

Statistically you will find extremely overpriced listings in the EXPIRED listing section of the multiple listing service.  That is not a favor to an owner if they truly want to sell their house.

Greg, this happens to me often, too.  So, Green Bay area is not unique in this regard.  Especially in this economy, people focus on what "could be" instead of on "what is".
