Newspaper marketing vs. On-line and Word of Mouth Marketing

The numbers are astonishing. I have been advertising in my local newspaper since I began selling real estate, which has been the past 8 years.

This year we had ZERO leads from our local newspaper, every sale I have had, has been from referrals (word of mouth), The Real Estate Book, sign calls and internet leads. I had 45 closings in 2008 and not a single one, came from my local newspaper. The same goes for our office Youngblood Real Estate. Our office had 239 closings this year, and NOT ONE lead or sale came from our local newspaper.

The only effectiveness I have found with the local newspaper would be to advertise open houses, however, if they come to the open house I am the one selling the home.

We have decided to put the over $20,000 we used in newspaper advertising into other efforts, which only makes sense to me! So what I'm getting at is this: I would encourage everyone out there to, if you haven't already, reassess your marketing expenses. Especially in "old" marketing techniques such as the newspaper.

When I go to listing appointments I tell my clients I will not be advertising in the local newspaper. Guess what they tell me? "Yeah so" like they care... So it's not affecting my listing's either.

I have read that 80% of first time buyers use the internet to find homes. The others aren't using the newspaper... Does anybody else have this trend in your local areas????????? I would really like some feed back on this.

I agree, buyer have found the internet and it is the best way to shop for homes.  I can only think that possibly open house ads and new home neighborhoods are possibly effective ads for the newspaper.  My company reduced their newspaper budget a couple of years ago, seeing the online trend.  If I were a buyer, I would be looking online there just so much more information to be found there.

Yes... print is dead. Papers have their online version which still has potential. Although I love my ritual of reading the daily paper here in Charlotte, Advertising properties in print  (for the most part) has very little ROI. We dumped print 18 months ago to focus our efforts online. Modern buyers demand instant gratification. I'm just getting used to texting (hate it) but that is where we are.....Information on demand. There are still companies devoting $$$ to print but I seriously doubt their ROI. I can't afford TV, and airplane banner ads make me wonder if I would get sued when people crash viewing my ad. So I'll stick with online efforts. SEO, PPC, and now ACTIVERAIN. My next leap is to Twitter. All this online stuff has my eyes crossing.

Lisa- Newspapers nationwide are facing major declines in classified advertising because businesses know that people arent looking through newspapers anymore-- they're on Craigslist!

Lisa, this is great information to share with sellers. I did an open house for a friend on Sunday. She put the ad in the paper, but I put my open house directional signs out. I've got a new buyer client thanks to the sign, she didn't see the ad. Best wishes for a prosperous 2009!

Absolutely the same experience, Lisa.  That's why so many of our large, mainstream newspapers are hemmoraging money.  The best response I get from my local newspaper is, guess what.... a blog I write on their website!  They've even printed a couple of them.  Keep blogging...

I KNEW newspapers were a dead end, but now I am starting to believe the Homes magazines are heading the same way.  But what about the folks who do not have internet?

Evelyn -  I agree...Homes magazines are not far behind.  Almost $10,000 in expenses in 08' just for one publication... little good that did!

Agree on the value of newspaper is going down quickly. There are some people that do read the paper usually age 40 and above. Anyone under 35 won't touch it So it depends on your target audience as to what will reach them the best. Your best bang for the buck is still directional signs. It connects while people are already out and about and at least a little bit curious. It takes curiosity to generate a lead. Good post.

4 of the 6 groups that went through our open house a few weeks back found it in the open house section in the newspaper.  

Its a good open house questions. How did you find out about the open house? If they saw it in the paper they probably know what they are looking for.

Dont get me wrong...THANK YOU CRAIGSLIST but not everybody is there just yet :)

Hi Lisa,

We do XERO print advertising as they are incredibly ineffective.  We advertise this on our website and it is part of our listing presentation and our Sellers love it- afterall who would want a Realtor to waste their marketing and advertising budget on print.  The only thing that print is good for is attacting Sellers and getting listings- which in my mind is a backwards thing for a listing agent to do.  We advertise that we market for buyers, not sellers, and our sellers love us for it.
