Here is a document I use to help people understand what a Realtor does...I am very interested in some input and your thoughts or how to improve it.  Thanks in advance

Thanks for taking a moment to review this information.  I appreciate you investing time with me and want to be sure to do my best to serve your needs.  With that in my mind, it seems beneficial to explain how I conduct business.

I can assist you with ANY property for sale, even though it may be listed with another Real Estate company or For Sale By OwnerPlease remember, I will be happy to obtain any information you need.  I will not receive credit if you contact the listing REALTOR or Real Estate Company who has the sign on the property!  (Real Estate transactions have two sides, a listing side and a sales side.  The listing REALTOR will still receive compensation from the "listing" side.)  If you wish to see a "For Sale By Owner" please write down the address and phone number and contact me with that information so I can schedule our appointment.

My service to you as a buyer is FREE, as the REALTOR commission is already built into the asking price of the property, and is paid by the seller.  My job is to get you the best price possible and assist you through a smooth transaction, as my business depends on referrals from satisfied customers!  Once we find a property, I will handle all of the details for you, from writing your contract to attending your closing.

To assist you in deciding on a property, I can obtain a Seller's Property Disclosure statement that will give you detailed information about the property, comparable sale information, and a survey (if available) from the previous owner.  Also, we can change research criteria, such as increase or decrease price, change square footage or garage requirements, etc., which will generate new options to review.

If you are looking to sell a property, please allow me the opportunity to explain how listing the property with me will make this sometimes difficult process as smooth as possible.

Well put Michael. Now if we could get them to remember this. More times than not I have Buyers coming into models who can't even remember their Realtor's name.

I like the Frog Realty site a lot.  If it is any help, my most landed on page is a service provider page...my clients and my farm know about it...and love to get referrals from people who have used the electrician, handyman, stager, etc.  You might consider making one of your tabs this.  I couldn't get the other one to open.  Good luck!

Hello,

I like the premise of the informational document but think that the "Please remember" section is a little to in depth and the first statement of offering assistance on any listing is suffice. Other than that I think it is wll put.

I have always kind of felt that buyer representation is not free--nothing really good or worthwhile in a business transaction is, however, so I explain that on many listings, my compensation is "built in" to the cost of the home and that, in the event of a new home subdivision that does not cooperate, a FSBO, or a home that we find outside of the MLS, I will attempt to negotiate my compensation into the fair price of the home but, in the event that I cannot, we will need to discuss other options to insure that they have the strong representation that they deserve on such a momentous transaction.  Since the non compensating home that they are purchasing is benefiting from NOT having to "build in" compensation to brokers, my buyer should be able to procure that property for ___% less than surounding properties that did.  If they cannot get the home for that price and the seller will not agree to build in the compensation, they are technically offering more than market value for the home.  I know that it is a silly detail  but there is a big difference to me between "free" and "built in to the purchase price."

i always have a buyer sign a loyalty aggreement ( buyer broker agreement ). This way I dont spend hours and hours with a buyer and have them go to their "friend" or "relative" to write the offer after spending all the time and effort in helping them.
