The next wave in Real Estate...

By
Real Estate Broker/Owner with Spotlight Realty

Buy land, they stopped making it.  Words of advice that makes total sense.  But in today's day and age, how true is that really?  I mean it's not like every acre of land has been developed. Down in Phoenix, it seems like the area is just constantly expanding into the desert, the only lack of supply of buildable land is the lack of plumbing, sewer, roads, and a/c.  Thanks to technological improvements, is land really at that limited of a supply?  Surely in larger cities, location is key, and a good downtown location should always be a good piece of property.  But right now there is still ample land that could potentially be built upon.

But that isn't stopping these guys.  That's right floating condos.  The World at ResidenSea (cute name) opened it's doors in 2001, and now that it's sold its units, they're attracting some competition.

But of course, it can't just be the same idea, it must be bigger and better.  And is it ever. Check out The Freedom Ship

I heard they were going to name it The French Ship, but changed the name in 2002...

Pretty ugly but could be the new future. Hope they don't block my view!

Down here in Phoenix, plumbing and sewer is easy ... the trick is finding a 100-water supply under large portions of the desert.

Maybe we need to find the underground river Clive Cussler wrote about in one of his books (don't ask which one - I love them but they blend after a while.)

We're starting build a little more up, too, which is new.

It smells like the modern day titanic to me but a concept none the less.

You are right we are not making any more so to speak, land. But, yes I have heard of this one and the comment of no more French not Freedom, all to do with the Iraq war.

Susan... I was joking.  So  apparently TIP YOUR WAITRESSES.. PLEASE!! I'LL BE HERE ALL WEEK.

And that's why I do Real Estate not stand up.

So for those of you that don't share my sense of humor...there is no proof on record that they actually wanted to name it The French Ship, and changed it to the Freedom Ship in 2002.

Rofl, Well anything could happen. We have house boats. Land in the right areas does seem to hold value and go up in time. In the wrong area you are just holding a lemon until the time is right.

I have to admit I have a bit of a professional crush on you, Jon.  I love an agent with a sense of humor.

That being said, I think that buying real estate on a boat is a little silly.  I saw Titanic, damn it.  Or is Dam it the correct terminology?  Hmm....

I must respond, however, to your comment about Phoenix, as a East Valley resident and Realtor.  15 years ago, agents were being laughed out of luncheons for taking listings as far east as....(gasp!) Val Vista Road in Mesa!!  This week, I was showing three different clients property several miles east of Val Vista because they wanted to be closer to their place of work.  Hmmmm...it seems that Phoenix still has room to grow, and I'm just the girl to show you around.  So it's not time to buy part of a boat just yet.

Hmm...they must have never heard of the Titanic. So if it moves around a lot, what state gets the taxes?

Good points to all.

Jacqulyn- I assume the ship would have to be registered somewhere, and that place would be the recipients of any taxes.  But why not do the Bahammas or something where I'm sure it's cheaper.  Not that that would help what must be an ENORMOUS association fee for all the amenities a floating city would bring... fuel, food transport/storage, healthcare, employees, to name a few.

Michele- Compliments will get you EVERYWHERE! ;) .... ok maybe just an associates page.

Bob, all I can say is I wouldn't want to be at THAT condo association meeting. GEEZ! I've seen condo boards fight for MONTHS on the color to paint a hallway.

Whatever floats your boat! The lack of preperty taxes would be nice, though.
