Feeling the rush...

I know in many states everyone sits around a table and signs closing papers and at the end the keys are presented to the buyers.

In Washington state we do things a little different

  1. We use Escrow officers, usually not lawyers...
  2. The Buyer and Seller usually sign at different times...
  3. The keys are not presented to the Buyer until after the deal has been funded and recorded...

Every state is different, not better, not worse, just different.

One of my most favorite jobs as a Realtor, my rush, is handing the keys to the buyers. It rivals handing out diplomas at graduation. It is so cool to see the glow on their face or faces as they realize the dream of home ownership has come true.

This usually signals my end of the chapter as a buyers agent, but it can also be the start of a very lucrative referral business and eventually to become the listing agent when those clients decide to sell.

I don't care how many times I hand those keys over; I feel the rush, the tingle of a job well done. I then head off to meet new people with new needs but I never am to busy to call on those who I've helped before. That's my future business, my future rush...

 Don't let the rush escape you!

Paul, that is how things work here in Utah, there is definately a rush to handing someone the keys to their new house.

Oregon is the same way. But the escrow officer usually hands the buyer the keys. So how do you gt the keys to hand to the buyer? That would be awesome.

Doug, I usually just arrange it with the other agent to get the keys and wait for funding and recording... It may be different in Oregon by law...

Paul in Ohio we do it the same way as you do...I meet them at their new home and hand them their keys.....1st time home buyers are the best...I work with alot of young buyers(early 20's) and to see them open the door to their new home and the excitement is awesome....peace zane

We do it at the table usually with buyer on one side and seller on another. 

With the banks lately, they are trying to hold keys until they "get documents", are recorded or some other nonsense.

The buyer is entitled to the keys at settlement when the title company, or attroney has accepted their check and the seller has signed the deed.

Want to see Lenn have a fit?  Try to deny our buyers their keys. 

Fact is a transfer does not have to be recorded to be legal.  In fact, many transfers between family members are never recorded.

Zane, I think the first time home buyers are a riot, several still try to carry one over the thresh hold and their are few that can do it...

Lenn, I can think of just a few people who would want to deny you or your clients the keys. I think, as you do, that most banks want to steal the moment away from our clients. Again we know our clients as people and the banks think of them as file numbers...

I've never handed out diplomas, but I've received three of them, and I will admit that the rush I got walking across the stage to get my diplomas is equaled by the rush of handing keys to a new home to the new owners.

In Northeast Ohio, we also use escrow officers. When it comes to the time to hand over the keys, I get to do the honors, it is one of my favorite parts of the job.
