Real Estate listing too Gimicky? Your take on this please!

I should have left well enough,alone! I'm trying to sell my own home, and it's only been on the market for 40 days. I've  had 6 showings, which in this market in South Florida,is darn good. I attribute (right or wrong) some of that traffic to my comments on the mls printout,which went something like this,"Gleaming,new,hardwood floors throughout and lakefront views." Sounds nice,right?

Well..several days passed without a call for a showing, so I thought I'd go in and change the words..just to "freshen" it up a bit. (duh..if it ain't broke,don't fix it)

Here's what I wrote, and keep in mind that it is my own home so I'm allowed to say dumb and stupid things..I thought it was funny, and was trying to get someones attention. So here goes-

"Obsessive/Compulsive cleans this home" (That would be me,folks) then it went on to say.."Spotless,lakeview home..blah,blah,blah. "

Do you know that I haven't gotten ONE call since I changed that about 1 1/2 weeks ago?

Was this not as funny as I thought it would be, while trying to get a "clean and well maintained "point across?

How important is the wording that we choose in the listing?

Am I giving it more importance than it requires?

Or is all that overlooked if the price is right?

I would venture to say that if the showings you had were in the first 2 weeks that is normal "new" activity.  If you haven't had any showings since that point then that pertains to pricing...but I bet you already know that :-)

How does the activity over the past 1.5 weeks compare to calls you're getting on similar listings in a similar price point?  Don't think it hurts to be a little unusual - or to add updated photos, etc to keep it fresh!

Wording is semi-important.  I just have a hard time with the agents who say, No Need to Preview, its perfect!.. Well, their perfect and my buyers perfect aren't always the same. :)  I really like your first wording, its descriptive and easily understood.

I don't recall the details but a study was done last year or the year before about which words in remarks actually helped to get more showings. You might want to try googling it to see whether its still available.

Penny, "Calls?" I vaguely remember what that means.  Seem to be getting lots of calls on short-sales priced under $100,000 at the moment. Can't compete pricewise with that, at all!

It's kind of like running an ad. Stress the benefits of the property. Maybe that is why your first comments got more results.

Wording is important. We like to tell a story about a home vs. just mentioning features. Pick out the things about your home that caused you to fall in love with it and write about those. The decrease in showings is typical after a home has been on the market for a few weeks so it may not be your wording. Selling your own home is tough so try to detach emotionally.

If there is anything I perceive to be a problem in a listing given that buyers are gold I will skip it over. No matter how well intended and fun to read youmay be giving people reason to pause. I would go back to the boring vanilla

Hey everyone! RICHARD,especially.. I "googled" the words I had used, and who knew? 2 of the main words I had used.."CLEAN" and "FRESH PAINT" were perceived as negative words by the public! the way the article explained it, was , if that was all you had to say about a home, then there wasn't anything very special about it.

Thanks to everyone, I now have a "gourmet kitchen, hardwood floors ,lake views and new landscaping." I've changed my wording back to the former. 

By the way, the article said that "fixer-upper" caused much more excitement than "must see" or "motivated seller".

Im trying to work the word sensual and sexy into a description just to get some attention. Agents will scratch there heads as ask "what the Heck?", General public though will say this sounds interesting (or at least I would). 

I personally found your new wording funny and different.

Thank you, but I guess not everyone has  a sense of humor,like us! I get that some might not appreciate "different." I guess if I want to be funny, I need to get a job at a comedy club at night.

Let me know if you work those words into something..sounds interesting!

Different is good. I will let you know. 

I generally run different words through my broker, just for opinion.  He does love creativity though but it is his Company and I respect that.  So it will be clean and subtle. 

I've got another campaign thats rather provactive.  I will sent you email and would love you input.

I think, like pictures, the wording of the narrative in the MLS listing ticket is very important.  If a buyer is reading through 10-15 listings, there should be something that makes yours stand out.  How many times can you read, 3 bedrooms, 1 1/2 baths, hardwood flooring, etc.  In this market with so many listings, what makes your isting different--why should they choose to see that one rather than all the others.  I think the obsessive/compulsive comment is right on.  Don't be too quick to judge that based on the number of showings.  I attmept to be very creative in my narratives and have had many people tell me when they call to see a property that the narrative caught their eye, caused interest.  As far as I am concerned vanilla does not work.

Gerry,I tend to think the way you are thinking... Creative wording, at least, stops people in their tracks. Isn't it interesting that I've had several for it, several against..and some liking it,but with some modifications?

You say potato, I say pototo? You say tomato,I say tomoto? I feel like breaking out in song, about now.
