Looks pretty good.  Your numbers do not look too bad on the LP/SP ratios.  Are the units sold up or down compared to previous timeframes?

The actual sales price average is up,  but the total number of transactions is down.  Values are still holding strong despite what the national averages are doing.  People are still buying homes, they are just the people with good credit.  The people with bad credit can no longer get the financing.  Dont get me wrong not every area of Austini is like this, there are some bad ones that may be a little closer to those national averages, but for th most part Austin is still doing very well.  If you are curious about other areas let me know.  Thanks,
