After viewing your new listing I wanted to give you some feedback to help sell it.
I think the yard could use some weeding.
The paint color is not palatable to all buyers, I would suggest an earthtone.
Perhaps a colorful flower bowl at the entrance could improve curb appeal.
Lack of parking could be a problem
However there is a buyer for every home, I'll keep this one in mind

Well Randy, after reviewing the videos I took during the listing presentation, I see that this is indeed only a one holer. I have suggested some landscaping to improve the curb appeal, perhaps a lawn chair out front would be nice. I am checking with the seller on the carryback. I think it may be a possibility, but I will get back to you.

Hey Karen in Phoenix. I told the sellers about your comments on the weeding, and the Mrs. broke into tears. She bought a weed wacker for a dollar at a yard sale, but it does not work without electricity. They are planning to get a long extension cord and plug into the neighbors house tonite after dark

Well thank you Angelia. I will do that. I put a flyer box out by the street near my for sale sign. There have been quite a few lookers so far. One lady suggested perhaps an airfreshener would be of some help. The owners are not really willing to put any more money into this property at this time, and are considering making this an as is property.

I see your point Charles, but when we did the CMA and viewed the comps, it was difficult to comp this home, so this is what we came up with. We will see what happens.

Don..In all due respect we are trying to clean up these types of ads, the description was brought to our attention by a concerned Realtor with a similar listing, and she believes you have overstated the square footage. The suggestion is you are Puffing..which nobody likes..in a situation like this, please be advice to seek council prior to our next sit down.
