A new foreclosure has come through and it is priced RIGHT this time.  How would you like to have a ranch style 3 bedroom 2 bath house for $24.07 per square foot?  It has brick exterior, fireplace, large laundry room and fenced back yard.  Price is $39,900!

Things that will have to be done is replace roof, put in new floor covering, do repairs to soffits and fascia, paint inside and out and probably a few other things that I can't determine.  As a matter of fact, this is the house that months ago I showed a picture of and said it could be dangerous to your health because of the smoking that had gone on inside.

We have so many calls for fixer-uppers and this is the epitome of one that needs to be grabbed.  I have it on my private website, www.barbarasduncan.com and it gets sent to Craig's List.  Perhaps some California investor will see it and buy it without visiting!!  I put about 25 pictures on my website and didn't try to hide the flaws!  If you like flaws, go look!! 

So why am I happy to have a $39,900 listing?  Because it is priced as it should be.  What do you want to bet that people will want to offer half that saying it is overpriced!!

if only prices were like that here in the Greater Toronto Area.  I have friends who live in the States who always tell me about their great deals that they get on a fixer-upper, etc. 

Here in the Toronto area, you would be lucky to get a fixer upper in the $200,000's!

Which browser are you using---note it didn't carry the same font style either----I am pretty sure that this is what IE does. You may have to break down and try Firefox:)

Patricia, thanks for the comment.  It needs to sell for full price because it is worth it....I think.

Kirk, I'll sell you this one!  You'd make a bundle!!  But keep in mind some of your friends may be fibbing a little.  Most of the ones I sell eventually as a fixer-upper have to stay on the market for a few months before the owner will take what they are really worth.  This one starts out right.

Charles, I questioned a friend of mine at work and he said if I download Firefox it would be an icon on my desktop just like my Internet Explorer so that I could choose either one.  Is that correct?   Our MLS is not compatible with the Fox, he says.  Therefore, I'd use Firefox only for playing?

Barbara, some people do that with several different browsers---haven't tried going back and forth myself yet----have seen no reason to---although it is a good idea to check to see what you have created looks on other browsers.

Mrs Barbara,

You are so nice that I think I would like to live near you about three months per year. Would you have anything listed that might be about 10" high, and 8" x 8" across the front and back. Not sure how many square feet that would be. Plumbing and wiring not required. Thanks.

 

PS -- I could pay top dollar, but not too much over market value, based on my royalties from my big film a couple years back. The DVD's are still selling big.

I'll do better than that, Nutsy.  I'll have my husband build you a house.  He at one time wanted to do bird houses as a hobby. That lasted through three birdhouses and I was so happy when he quit.  Since he never throws anything away, we'll let him make you a little mansion.  Draw up the plans and send them to me!!!
