If It Smells, It Won't Sell

Oh That Nose!  We all have one, and most of them work really well.

Have you ever noticed that some folks with animals have no clue that their home smells bad?  I think it's just an adjustment we make when we live with animals and other odorous things in our homes.

I can remember that when I was young and smoked (I've been over this for 25 years) I never noticed that I smelled smokey.  Now when I walk into a home where people smoke, I can't think of anything else besides the smell.  Ask if there is a smell in your home.  Lots of people won't want to offend you, so ask them to be honest.

The sense of smell is a huge trigger to our We like it!  We don't like it!  part of our brain.  We can't get past the smell and look at all of the other features no matter how good they are.  What does this mean to a seller?

Here's how you loose cash!

  • Animal urine smell, if it happened more than once, we can tell!
  • Litter boxes and yard mess from pet leftovers!
  • Smoke, both the legal and the illegal!
  • Mold and mildew, the smell of damp!
  • Too much perfume, candles, scent plugins, air freshners!

Here's how you make cash!

  • Clean, then clean some more: walls, windows, carpets, floors, under the sink, garbage disposal, garbage cans
  • A hint of citrus in the cleaning solutions can be helpful if not overpowering
  • Bake cookies, but don't burn them
  • Put a dryer sheet in the dryer before a showing, but not during a showing
  • Some hints of baby powder or other clean fresh scent in the bathroom
  • Talk to your Realtor for their opinion, they want to sell your home and they'll want to advise you

Another smell that you enounter sometimes, forgive me but this is the only way I can describe it, is old person smell. No offense intended! Especially since we'll all be there someday.

You know I was thinking the same exact thing the commentor before me was only I wasn't going to call it old person smell, but pharmacy smell.  It's when a big basket of pills is sitting on the kitchen counter, that smell is such a turn off.  A zip lock bag for medications is a must if your house is on the market.

Its like old clothes hanging in a closet too long.  IT needs airing out.  Did you know that you can cut an apple into 4 or 5 pieces and place in a room and the next day alot of the odor is gone?  Thats eco-friendly, cheap and effective.

I know smells...are the worst...pet urine smells...are on my top list of stinky smells..and when people try to mask the smells, with candles, sprays...or whatever...I don't know how they don't realize it makes it 10 times worse...

Smoke smell permiates everything and Febreeze doesn't really do the job. How do you get it to smell non offensive? Cat urine is also horrific. What for that?

Bad smells are a killer Wanda. And when you tell a seller - I have had them get defensive. Oh well. I didn't get that listing - but who wants a smelly one.

I don't understand why seller's don't get this.  Perhaps you are right that they are just used to it, but there is noting that is a bigger turnoff for a buyer than a stinky house.

Thanks everyone for the great comments.  I hope that folks will keep this in mind when they want to sell their home and understand that improvements in the "odor" make a big difference in whether or not they sell their home, and for how much money.
