Why did the Roofer go in my attic?

I visited a home owner recently to complete a free estimate for a new roof. She was surprised when I asked if I needed a ladder to get into the attic. She seemed a bit peeved that I even asked. The perplexed homeowner stated that the other two roofers had no desire to enter the attic and I should not need to either. All she wanted was a new roof!

 

Well after explaining how a doctor doesn't just start operating on the patient without at least doing a few X-Rays she agreed it may be important to check it out. I recommend attic inspections for re-roofing just to see if there are underlying problems like:

Structural Damage to rafters and Trusses

Adequate insulation (no matter how much ventilation you have, (lack of) insulation is what the heat passes through)

Signs of mold and mildew (usually poor ventilation)

Signs of rodent/pest nests and damage (fire potential when rodents chew wires)

Damage to decking from impact or water staining (you don't want my heavy butt walking on your roof until I know I won't end up through the ceiling and into your kitchen!)

Fire damage (ask me why your attic is painted white)

After a thorough inspection of said clients attic, this is what I found....

Pest Droppings

As you can see, it was very good she let me in her attic. I found various spots of chewed wood and entry points I would have missed. I was also able to let the Zoo know where the escaped Rhinoceros ended up!

The point is let the roofer in the attic so he can find missing Rhinos!
