"Don't try to do this on too small of a scale. The rent you collect for each self storage unit will not change, but the cost per unit will go down with bigger complexes because of the fact that per-unit cost for land goes down. For example, A $60,000 piece of land is $3,000 per unit for 20 units, but you might fit 120 on the same land, which makes it just $500 per unit. Good cash flow is easier to achieve with a decent-sized self storage building."
