Answer your Phone! PLEASE!

I really don't like to vent on Active Rain, but I'm going to right now. So if you don't want to hear it you can stop reading right now.

Those of you that are lending an ear feel free to chime in. So here's my headache that has been recurring lately and the cause for these headaches can seemingly only be attributed to complete and utter apathy, unprofessional behavior or, more probable, a combination of the two.

I recently received an offer on one of my listings which had a Sales Contingency Addendum attached. On this addendum there was a check mark in a little box next to a statement that basically said the buyers currently have a contract on their home in another state and are submitting that contract along with this offer. There was no contract attached so I thought, "no biggie, I'm sure the buyer's agent just forgot to include her buyer's contract on the PDF before emailing the offer".

After I called the agent and left a message I waited about a day and a half before I called again. She finally emailed me and said, "They (her clients) know they need to get that to your clients, but they're waiting for their attorney to get back to them". At this point I realized that this agent either didn't know that her clients had a home under contract in a different state or she did know and just didn't think it was a big deal to acquire a copy of this info prior to submitting offers.

I understand that she wanted to get the offer submitted ASAP, but she wasn't able to provide the necessary contract for four days after submitting her offer. My clients didn't want to sign a contract that stated they received an important item that they never actually did. So we waited around for four days waiting and calling the buyer's agent once a day to get updates. Everytime I called this agent during the week long negotiations she never once answered her phone. She would try to answer my query by sending an email that had an irritated tone and didn't really answer my questions.

The four days of lollygagging allowed the buyer to think on it, search other homes in the area, etc.........basically lose all momentum. After we countered, the buyer slept on it for a day and a half and finally backed out stating that they were going to keep on looking.

When making a large purchase, I believe that every buyer goes through an initial period of excitement and then experiences "buyer's remorse" . I sure did when buying my current home. It's a natural reaction. These buyer's were going to get a very nice home in a very nice neighborhood for a VERY NICE price. I believe if their Realtor would have prepared her clients to be able to place a complete offer they would have jumped on the counteroffer. Timing is everything! Apathy and inaction are momentum's greatest enemies!

Ok, I feel a whole lot better now. Thank you Active Rain for allowing this experience of mine to be shared with others that might be feeling the same way. Speaking of others' experiences I'm ready and willing to hear anyone else's, good or bad.
