Deerhead over urinal

One of the mantras I hear most often when doing a home staging consultation is: "I am selling my house...not my stuff.....why can't buyers just look past my things and concentrate on the house?"  Easier said than done.  Even if they can overlook the deerhead over the urinal, worn out furniture and an extensive doll collection, they can't overlook how they feel when standing in a room that is uninviting or overcrowded.  It is all about emotions....how  buyers feel when they are in the room. 

When buyers walk into a house that is freshly painted in a neutral color, with plenty of light, and just enough decorative touches and furnishings to make the space feel welcoming....they feel good...they feel like they could live there.  They may not know why they feel good....only that they do.  They are not going to focus on the couch or the bedspreads....their eyes will be directed to the views, arched doorways, fireplaces, granite countertops, hardwood floors, etc....because they are the focal points and the house is staged to make sure they are the stars.  When buyers feel good immediately upon entering the house, they focus their attention on things that help continue that feeling. 

Buyers do the opposite when in a home that makes them feel uncomfortable such as one that is dark, cluttered, with furniture that is poorly arranged.  They may not understand why they don't get good vibes from the room so they begin focusing on the worn out couch or the doilies on the coffee table....even though those are items that won't be staying with the house.  Buyers are soon ready to move on to the next home in hopes that it will give them the feelings they are looking for.

I LIKE the pix deer-head over the urinal... it makes me all warm and tingly inside.

Makes me want to go out in the woods and pee!

Judy. Great point.

One thing alot of people need to understand is that people buy on impulse and emotion more than statistics and numbers.

We want to FEEL good about what we do. Why do you think we eat too much chocolate? It FEELS good.

It's not personal about your tastes. But, your title tells it all. You are trying to sell your HOUSE, not your personal things, style, or tastes. Show the house in a neutral, yet attrative way, and you will be surprised how quickly it will go. It allows more for people to pain their own picture on how they will use the house. Don't supply it for them.

It is a fact, we spend more time considering a car than we do a house. Sellers have very little apportunity to grab buyers attention and keep it throughout the walk through.

Judy: Very good topic. Buying a house is so subjective, it is important to remove any potential objections or we risk losing the interest of qualified buyers. I would have trouble peeing with that deer staring at me....if I were to be able to pee in a urinal!

Well said. Buyers often need a little help seeing a home. You need to not so much make the home an empty canvas (which can be just as bad), but a broadly attractive environment that provides context and invites buyers to picture it as their own.

Judy, 90% of the buyers I show homes to can't see past the current condition and decorating of the house.  Sellers need to understand that clutter and personal photos, not to mention unmade beds and unrepaired walls, etc., engender a negative feeling in buyers - even if the buyers can't put into words exactly why they feel that way.

Although it is a big purchase it is still an emotional purchase and staging just lends itself to show people how a house can be their home.

I love the picture!  Thanks for the post.  I recently did a staging job where there were 2 busts of men's heads on the mantle.  I suggested we remove them and pack them.  The owner's refused said they were staying because they didn't want them to get damaged.  I hope the new owner's like them as much as the sellers.  :)

This photo was taken in a real home.  It was built as their dream home for retirement.  It was on a lake, here in Florida, and had 2 bedrooms and 3 bathrooms.  The wife wanted a luxurious bathroom suite with a jacuzzi tub and the husband wanted the urinal.  The wife said he could have the urinal but he would have to clean it because she was not going to do it.  They really wanted to sell so they followed my advice and the deer head came down...along with all the family pictures.  The house sold for the full asking price in less than 2 weeks.  They were a fun couple and I really enjoyed staging that house.

Thanks for all the comments.  I hope resurrecting this post isn't going to also resurrect Craig's urge to pee!
