Crazy Times! - A little rant

It has been a long time since writing in Active Rain.  It is good to get on here sometimes and just write down your thoughts even if you do not post what you write.

I have been very busy lately between putting a few homes under contract (woo hoo), running a brokerage and making an effort to be with my kids a lot more (that is also a better way of saying it saves me a little money too;)  Wow!  That is all I have to say, but I am loving it. 

I have a great team and the agents at the office know what they are doing so I am able to spend my time doing the right things.  The team and the firm have put ourselves in a position that is flexible and can work with the market. 

Hopefully an economic shift is around the corner but at this point we cannot count on anything.  For all we know it may have just turned?  We probably will not know until we have consistent economic progress.  But then again, it could be a few years away.  Who knows?

I quit worrying about it and have decided to concentrate on working hard to help people and more people and most importantly my family.  Nothing else matters really.

When it comes to work our customers come first and the rest will follow. 

Otherwise just do what it takes to put your family in the best position and enjoy your time with them.

When asked is a good time to sell?  I always tell everyone that people have to have a place to live and in the Triangle market, people are still buying compared to renting.  People may decide to sell their house for less profit (if any at all) than previous years but they are also able to buy a nicer home for less as well.  Great values and rates do not hurt either.  There are always those moving in and out of the area (although not quite as many lately) and then there are those with lifestyle changes (and that can be anything from marriage, divorce, babies, layoffs to new jobs) and those people have to live somewhere.  Sellers just need to have their house ready to move in and priced right.  Pretty simple if they sign with the right agent. 

That would officially be my going off on a tangent moment.

Anyway, that is how we are doing and where my attitude is at.  I hope everyone is thriving, doing well, or doing their best to survive.

Real Estate Law From A Practical Perspective

As a broker, do you want your agents to follow your example of "taking time off?".  You've got to lead by example, and although a balance of life is important, YOU need to be in the office mentoring the agents and not compete with them by doing your own deals!

Wiechert - How do you lead by example and not sale homes in todays market?  We share ideas on what is working or not working with each other and do not look at each other as competition.  We all have different friends, families and spheres of influence. 

How do you mentor your agents without doing?  I show them that it is possible to have balance in life and still be successful. 

We do not hire brand new agents to work at my firm.  I encourage brand new agents to go to firms that provide that kind of education for higher commissions fees.  

Our agents know how to run their business and take care of their clients but know I will be there if they need me and they would rather keep the money they earned rather than give it to someone who they do not need.  Every agent needs different amounts of support and they can pay a part of their commission to their firm accordingly.

My agents also know I am always available to talk about business plans, numbers and accountability if they want or need it. 

To each their own I guess.  Thank goodness!

Welcome back, George!  We have been very, very busy in December and January.  Some clients are further out, some are "as soon as possible".  I believe in the area, and the fact that we Americans are pretty resilient.  As a matter of fact, my husband and I are putting our own home on the market so that we can finally build and have a HUGE yard like we've always wanted!  There are some great land opportunities right now, and construction costs have fallen at least a little.  We're priced right, and anticipate starting by late spring or early summer...

George - It's a pleasure to work with and for you. We never view you as competition only as a mentor and go to guy if we need help. Fortunately we have a good group of experienced agents in the office who continuously bounce ideas off of one another in an effort to grow our business and Raleigh Cary Realty as well. Keep doing what you're doing...it's working!

George-  You're the kind of broker who is always available to answer our questions or give us help. It's not about BEING in the OFFICE every day, as Weichert suggests. As independent contractors,  we have to be able to run our OWN business without having to be in an office having the BIC watching over our shoulder.

We have never considered you and your team as competing with us, we're all just doing our own thing.

Thanks for creating the kind of brokerage that successful and independent agents want and need.
