Future of Home Marketing: HD Video Tours

By
Real Estate Agent with Landmark Realty

While the competition looks for the next big thing, I think I have found it, or it found me...

I was lucky enough to be contacted by a company who was looking to expand its business into the real estate industry. These young men found me by "Googling" specific real estate terms in my market place. I kept popping up in the generic search results so they decided to email me.

Now, we have all had these companies contact us with ideas to make our business better. I thought from the beggining "here we go again"... anyways, a few emails back and forth and they said they would do the first run for free, so I figured that I had nothing to lose.

I have a beautiful lakefront property that I thought would be great for their video. It was pitched as a high definition video tour of the home.

Here are the results: http://www.rodfriesen.com/listings/3-36264-Hartley-Rd-Mission.html (scroll down a little to the HD video)

I have had two more done since:

I am looking for feedback on how to make these better. The company is very open to ideas and suggestions.

I was thinking of a walk through tour initially just to get a layout of the house. I need to work on my camera work, but it is amazing how the camera changes you. We talk to people all day, every day, but for some reason that camera makes me a little nervous.

The company is Gloo Studios (www.gloostudios.com) and we signed them to exclusive in our market place... thank goodness!

I would love active rains thoughts on making these better...

Rod,  That's a beautiful video.  I love the narrative and music.

How much did that all cost?

I found a guy in Atlanta who is doing walk thru video home tours.  Check it out at HomeAtlanta.TV

I think most buyers want to get a feel for the floor plan when they watch a video.  This is something that video can provide that pictures really can't.

Hey Tim,

The cost on a typical home is around $200, which is great value in my mind. We came up with the idea to allow the seller a few options with it.

I will do it at my cost if the seller agrees to allow me a certain time frame for the listing contract and allow me to set the price or they can do it at their cost but they pay for it. Then, if the house sells at the price they set it at I will reimburse them the cost for being incorrect in price.

The video you provided is amazing as well. The parts where it races I found to be a little much, but otherwise amazing.

What is the cost on that product?

Rod, It's also around $200 depending on the price of the home.

I think the fast forward feature shortens the length of the video and still keeps the continuity of the walk thru going. Maybe I like to move quickly.  It's kind of like speed viewing.  But thanks for the feedback.  I'll see if I here others remark on that.

Boy, $200 for your video is a super deal.  That's a lot of editing and and taping to do.  I'm sure your interview part wasn't done in one take.

I look forward to seeing more of your work.

Wow, $200 for that is a great deal!

Curious, what the home is worth in the video on the home page?

Haha, ya, there were a few takes as it turns out the camera makes me a little nervous...

I really think the future is in these walk throughs. Couple them with nice wide angle photo and the Buyers can sure get a nice feel for the home...
