I specialize in luxury homes and distressed property. One of my target markets is the Florida Panhandle, particularly luxury homes. For my luxury homes system to work, I need leads to homes that were on the market but did not sell. I use the leads to contact the seller and explain my system in order to help the homeowner after conventional methods have not produced success. My system is one that has been proven to work. It costs neither the homeowner nor any associates any money out-of-pocket. I pick up the whole tab once the seller is agreeable. I generally find it difficult to use listed luxury homes for my program, although previously-listed properties are desireable. As far as distressed properties, I use an approach that requires direct negotiation with the property owners' lenders and, in some cases, can work with listed properties as long as the listing agent accepts my direct contact.
