The chart below shows how many Residential properties that the Searcy Board of Realtors sold that were listed in CARMLS (our Multiple Listing Service). It also gives you the average listed price, average sold price, the list to sale ratio and how many days it was on the market. This information can be useful to let you know what the market conditions in the Searcy Board of Realtors area is doing.

As you can see, the number of properties sold in 2006 & 2007 is about 100 more properties than what was sold in 2008. One good thing about this, is the average sold prices have increased. This information alone is not the only information you need to look at to see what your property is worth. We'll need to look at the location, condition, age, number of bedrooms & baths as well as the square footage of other homes that are comparable to yours to determine recommended market selling price. That is great that your average sales price was up in 2008! That is not the case here in Tahoe.

Thanks for sharing this, Larry.  Looks as if we are down and it seems strange that we are considering some of the huge production amounts turned in from agents.

Brent, yes it is very good that are prices have increased.  As you can also see that we have had a less number of transaction in 2008.

Mary, thanks!  We do have a good market and thankfully to the Fayetteville Shale play.  If we didn't have that going on, I would hate to know where we would be.  It is slow going right now, but hope things will get going better.  Thanks for the wishes and I to hope you have a great year.

Barbara, I have been wanting to do this to see where things were for a long time.  CARMLS has a statistic link on the front page and I have been using that in my listing presentation but it was not a full year and I wanted to see what the trend was.  Yes, due to the increase in the average sales price, you can have less number of transactions and keep the volume the same.  Now, these numbers only include residential properties that were listed in CARMLS by the Searcy Board of Realtors (no other companies sales were included) for those years.  This does not include commercial, land and multi family and this would increase the numbers.
