Ever realize that for every argument or position you support, there is an equally compelling argument or position! I encourage you to know both sides so you can support or defend your position as needed.  Here are some of the more popular ones. Feel free to comment and add as you see fit.

 

1)      Lockboxes vs Agent accompanying showings:

·        Lockboxes allow immediate and absolute access

·        Accompanying allows more salesmanship, especially if the showing agent isn’t familiar with the property

 

2)      Broker’s Open Houses

·        Allow agents to preview the house

·        Waist of time-Top agents don’t need a free lunch and don’t have time to preview homes

 

3)      Client Open Houses

·        Buyers who aren’t working with an agent can visit your home

·        Waist of time-You’ll get nosey neighbors, bottom fisherman, etc.

 

4)      Making Improvements vs. Not

·        Will make your home more saleable & show better

·        Buyers will want to paint & replace carpet with their own colors-just lower the price to allow for buyer paid improvements

Okay, I'll get up on my High Horse.

Broker's Opens and tour. Get off your LAZY BUTT and go on tour! It amazes me that as soon as new agents start to have some measure of success that they quickly neglect the value of going on tour! There should never, ever be an excuse to NOT go on tour. Not only do you get the opportunity to preview new listings, but you can network with other agents, many with whom you may have a transaction with some day. Wouldn't it be wise to become better acquainted with them now? And of course there is the valued time spent with other agents in your office. So just go out and have fun!

1) Sometimes having the listing agent accompany does the seller a disservice and makes the buyers agent want to skip that property - some insist on a long tour in their order; some want to talk about everything BUT what your client is interested in; some want to be snoopy and ask your buyers all kinds of personal questions.

It would be ok if you knew the agent would be!

Rich, No need to get up on "the high horse".  I'm not a "new agent". Despite the youthful photo, I've been in this business for 16 years. I continually make the top 100 internationally in Remax, working less than 40 hours a week. Why would I go broker's opens? I seem to manage to sell homes very effectively without it. I have my friends and my family. There is no need to "become better aquainted" with agents from my office at an open house. Alternatively, I just bought my own building to get away from them! I'm not in an office to make friends, I'm there to work!  Instead, I teach a monthly class where I share what I do.  On average, I have 40 people from my office attending. The meeting is scheduled for 1 hour and often extends to 3. I've been to 2 open houses in 16 years. It will be another 16 years before I go to another!

Bob, Yes, I did see a "pair" at the game! Unfortunately, it wasn't a pair of touchdowns, a pair of field goals, a pair of first downs, a pair of good plays!
