I was showing a home the other day to a young couple and they seemed quite interested in the home. I asked qualifying questions like I normally do. Questions like:

1. Are you working with a Realtor? NO, BUT MY MOM USED TO SELL REAL ESTATE AND SHE HELP US IN ALL THE TRANSACTIONS AND PAPERWORK!

2.Have you been looking for a while? NO, JUST STARTED LOOKING

3.Do you rent or own currently?If you own, what do you own? Do you have to sell before you buy? WE OWN A TOWN HOUSE WHICH WE WILL SELL FSBO!

4. Have you seen the bank or a mortgage broker to see what you qualify for? NO, WE ARE GOING TO GO THERE THIS WEEK.

The folks liked the house, but they had something to sell, so I was not going to put an offer subject to sell, especially on a FSBO sell, so I suggested the next best thing.

Yup, you guessed it. A TRADE! Yes, you see my people are looking to downsize and they are in the market for a townhouse, so instead of struggling trying to sell your home fsbo with your mom who is an ex- Realtor, we all agreed that this might be the best alternative.

The second showing was this evening, the Mrs. liked it and now we are looking to arrange a viewing on there town home for this week.

So,it pays to be creative in a market that may not always be a market that allows for a quick sale.

A trade is a good idea. I think there is also some tax benefit to do trade.
