More disclosures!!!

So I just learned that the Minnesota Association of REALTORS added a new disclosure to their list...  The Methamphetamine disclosure.  So you have to disclose if the house was ever a METH LAB!!  I was actually able to find similar requirements in Missouri, Colorado, North Dakota, Oklahoma, Arkansas, the list goes on...  Apparently they're popping up where you'd least expect them, even in your state.

I can't say I've ever come across a meth lab in my own professional (and personal!!!) career, but after doing some further looking into the subject, this is some pretty heavy s**t man.  Apparently cooking meth creates toxic waste and poisonous gasses.  I couldn't find any necessary dislosure in Massachusetts, but they are trying to "crack" down by limiting the sale of Sudafed and other over the counter medicines that make this stuff.

This is an interesting topic.

A couple of questions.

What is the relevance?

And why just meth? Shouldn’t we have to expose all illegal or immoral activity?

What about the 5 th.?

 

Are we compelling the drugiee to testify against himself?

As for not coming across a meth lab you may never know. I have a freind that keeps a million dollar plus 17th floor condo here in Las Vegas. My single friend let a shapely middle aged lady (?) stay there. When he ask her to leave, to raise cash she cooked up a batch of meth. We might never have known but she set the kitchen on fire and destroyed the condo! The state now pays her rent and the condo was repaired better than new. Now how much do we depreciate his now $3,000,000 condo? How much do we take off the other condos in the building?/

I saw a case where it was not disclosed to the neighbors that a meth lab was above them. Everyone in the condo got itchy and sick...No good :(

Unfortunately, here in our state of Washington, as in many other states, meth labs are a huge problem. And the corresponding potential health concerns to prospective Buyers is not something to be taken lightly. I seriously doubt that anyone who has manufactured meth in their home would ever willingly disclose it when going to sell. It would most likely apply to vacant rental properties, or foreclosed properties. We don't currently have a specific part of our disclosure that deals with meth labs, but I wouldn't be surprised to see one soon.

This hasn't hit the radar screen in VA. Sounds serious. I would assume it coming our way sooner rather than later. .
