Virtual Staging - What A Concept!

By
Home Stager with Prudential Ambassador / Ross Designs, LLC

Seeing really is believing!  Sellers of mine want to paint their kitchen cabinets in order to update them (old, dark 70's wood) but not sure what color to use. Their appliances, flooring and countertops are all various shades of white and off-white, so painting the cabinets white or off-white would likely look like they were trying to match one of the existing colors but weren't able to get it right. Can you imagine an entire kitchen of different whites?  Blahsville!

My suggested solution?  Consider another neutral color - sage green. My sellers were still not convinced, so I went to my fabulous friend on the ‘Rain for help. Michelle Molinari of Featurethisdotdotdot . Michelle has so many wonderfully inspired solutions when it comes to Staging that I always think of her first when I have a dilemma.

Michelle offers "virtual staging" which allows sellers to "see" the changes in a mock-up. So many people are not able to visualize major changes and analyzing a mock-up can really help a seller make informed decisions about what to change and what colors or materials to use. Here is the example that she created for my clients:

Michelle offers this service at a discount to other Home Stagers. This is not something that I have the ability to do (technically speaking) and I am happy to hire Michelle whenever something like this comes up.  Thanks, Michelle!

Michelle's talents are definitely envied here.  Love the new look in that OLD kitchen...did they go for it?

They are still leaning towards tan for the cabinets; afraid that going green would limit their pool of interested buyers. What do you think?

Tori personally I love the green but a deep tan could be a better (?) choice.  I know a lot of people that don't like green...any shade of green.  Since you said that they have many shades of white in the room, hopefully they will opt for a tan with more color in it.  What are the current countertops? Are they changing them out?

I have to say that the green lightens up that kitchen.  I knew Michelle did this, but didn't know she offered it to other stagers - great to know.

Ginger - they are not planning on switching anything else out. I willl help select tans with more tone to them if they decide to go that route. Good suggestion.

This is an awesome idea.  I really like the green although I thought it was grey but with the new light fixture it all looks great.

This is a wonderful tool and it really helps to see colors and other changes before they are actually made.  I like green but color popularity seems to change so quickly these days that a tan might appeal to more people.  You were smart to go to Michelle for help and I really appreciate your letting us know of this service.

I agree that I like the green but am not so sure that it would be so great to do if selling.

Regardless it looks much better.

Hi Brian,

I wholeheartedly agree with you regarding quality.

Nothing beats it. You have to know how to stage for today's buyer, first and foremost, before you can execute a successfully "staged" virtual image.

Hope you don't mind me taking a stab at your vacant room above!

We may not be the biggest virtual staging outfit out there, but we've got a few years under our belt in the design field, and we think it shows.

Great post!  Thanks for sharing.  I'm thinking of possibly using a virtual stager for 2 larger rooms and one small.  How long will it take you to do that and what is the cost?  Thanks.

I know that there are servces where you pay for buyer's impression, not for photo items. For example, http://www.spotlessagency.com/ practice such option
