I recently listed a property that I felt would be an easy sale.  I priced it right, it was in an excellent location on a large piece of property.  The homeowner told me that there was a small easement on the property that his mom had given to her neighbor a few years back.  This neighbor had taken the homeowners mom to his own attorney and had prepared papers in his favor regarding this easement.  Now the family is trying to sell this property and is faced with problems regarding the deal their mom had with the neighbor.  The property could not be sold without much legal expense and time.  Thankfully with everyones cooperation and new legal advise we were able to have this problem corrected and go forward with the sale.  This ended up taking an additional six months and a hefty expense.  Due to my experience in the business I was able to hold this deal together and close with the original buyer.  Everyone left happy and another deal was closed successfully with buyers and sellers.
