Tips for Selling Your Home in Today's Market

Although the real estate market has slowed down over the past year or so, there are still home buyers eager to purchase a home. With low interest rates, great choices and attractive prices, this is the time to buy! Knowing how to prepare your home for sale, can help you attract the right buyer, even in a slow market.

Before you put your home on the market, make sure that repairs or uncompleted items get finished. Buyers can easily be turned off by leaky faucets, improvements that you are "working on," or loose railings. If a buyer sees little things that have not been taken care of, they may think that larger things have been neglected too.

Keep your home clean! I cannot stress this enough. I know that it can be difficult sometimes if you are living in the home, especially with children and pets. However, it is so important that your home is available to show at a moment's notice. The more often it is shown, the likelier it is to sell. So, when you get ready to go to work in the morning, make the beds, pick up any dirty laundry and make sure that your home is presentable.

Consider having your home staged. A professional home stager can help you to remove clutter and depersonalize your home. That allows buyers to see it as a place for their family and not a place that belongs to someone else.

Price your home properly. It's easy to get trapped in the idea of what it was worth last year or two years ago, but you have to focus on what it is worth now. With so many homes to chose from, buyers tend to avoid looking at the ones that are overpriced.

Finally, find the right real estate agent for you and listen to what they have to say. You might not always want to hear it, but it can be crucial in today's market.

There are buyers out there, you just have to be reasonable, patient and flexible.

Good post.  Something that has worked for me is to take your sellers in the car to see the competition and then come back and have them analyze their property.

Karyn: Great post with excellent tips for people wanting to sell their home. You're so right about fixing all the little things--a buyer is looking for any little reason as to why they shouldn't buy a home, so the seller needs to do their best to make their property look immaculate. Another key part you mentioned is to de-clutter and de-personalize your home--you definitely want the buyer picturing how their things will look in the home and imagine them living there, if the home is full of knick-knacks and tons of family pictures this can be distracting to a buyer. Good advice!
