 Of course.  After you have "proofed"..........

Some of the property details you receive will have numerous photos attached and some may only have one. In most cases we are NOT the agent for the Sellers and have no control over what information they may or may not make available. 

Due to the tremendous interest in these Florida foreclosures we do not go out and take additional photos unless the Buyer has "proofed". What this means is we need to see proof of funds prior to sending our photographer out to take additional photos. This proof of funds can be either a bank statement or letter of credit from your banker. The account balance MUST be stated in USD. 

When buying foreclosures, ALL Sellers (banks) will require proof of funds before they will consider an offer, so it makes sense to go ahead and get this requirement out of the way now. 

Part of my job as your Broker is to make sure you are in position to act quickly and smoothly once you see the right deal. The best deals will sell fast so it is important to be ready. 

Mortgages are available for properties over $150,000 (USD) and with a minimum of 40% down. If this is something you want to check into just let me know and I will connect you with one of our preferred Lenders. However, it is far easier to procure financing in your country and pay cash over here. 

Once we get the money side of things sorted out we will be happy to assist you in anyway that we can. Here is some additional information about purchasing foreclosures that will help.

Great info!  I'll admit the first time I had an International Buyer using cash _ I wasn't sure if the Swiss Banker was really a Banker (or even Swiss).  But alas - the cash was there!

I never thought of offering to go out and take pictures of all those foreclosures that don't have pictures.  What an awesome idea.  It always amazes me that a bank hires someone who can't even take a few interior pictures . . come on!!

BB, I read a recent blog suggesting that too many up front limitations are insensitive. In an area with many bank owned, there is absolutely no way to operate without expecting up-front ability- this is a whole 'nother arena, and completely different from a previous life, where a "courtship" took place in order to accept an appointment. The word "bank owned" is very tempting to many, some of whom qualify, and some of whom won't. We used to be able to assume that all buyers were capable of buying- that just isn't the case anymore, and boundaries are a good thing for sanity. The photo above is second (to me) only to the one with all of the signs in the front yard.

Ha. I often get asked to send more photos, too. As though somehow I am safeguarding photos and refusing to send them. Buyers don't understand that we aren't the listing agents and don't have the photos. When I'm out on tour, though, if I see a home that I think might fit one of my buyers, I do snap a few photos that aren't in MLS and email them. For out-of-town clients, I take photos, too. But I'd never dream of running over to shoot photos for a buyer that might not be a real buyer.

OK, for the record, that photo has not been altered in anyway. It really does look that way and has for about 2 years. I guess they ran out of money before it could be completed.
