Have all the good ones been taken?

I just have one question...okay maybe two.

In the way of residential listings, have all of the good ones been listed already?  What constitutes good over bad when it comes to a real estate listing?

I know that everyone has his or her own opinion when it come to good or bad.  For example, my idea of a "bad" listing could be where an owner is really over priced on a listing that will NEVER sell for such a high price. 

I am interested in knowing the opinions of other realtors in the way of good listings or bad listings, and why they they think this way.

It's a great conversation starter...don't you think?

I consider a "bad listing" as one that has an owner that has unrealistic expectations and will not listen to reason.  I have found that sometimes Sellers can be their own worst enemy in terms of selling their homes.  If a Sellers has no motivation to sell and does nothing but argue with me and the market stats then I will not list with them.  I spend a lot of money and even more time in marketing my listings and if someone is not devoted to selling then I will cut my loses early.

Thanks to everyone!!  I totally agree with each of you, especially Christine.  The sellers with unrealistic expectations should be cut off early.  Why waste your time and energy (money too) when you know you won't be able to make them happy.
