Do you use scripts in your business. If so, please share the scripts that work the best for you.
In today's market, it is important to get back to the basics to make ourselves more productive! Scripts have worked for many agents over the years and if you take just 30 minutes to practice your scripts, they will flow naturally, but you must practice!
Please share the scripts for buyers & sellers that work for you in any situation.
No I think they make you sound stiff and just like a salesman. I shoot from the cuff and speak intelligently. I feel clients find you more human this way.
I study scripts to know how to NOT sound like every other agent. Like Sharon, I feel that just being yourself and laidback will work better.
I know that many do, but I've never been able to do so successfully, without feeling like an actor. I do keep in mind key points that I want to make with every situation, but not word for word scripts.
I think that we should study and learn scripts but learn them well enough so that you don't sound like a saleperson.
David, I very much believe in writing out your own scripts. I can't imagine not knowing what it is I'm going to say to someone before I call them... Would you stand up and give a speech or a talk not having your thoughts/notes written out?
Memorizing what you have written removes the canned sound. Again, making sure they are your own personal scripts - from your thoughts - one's you believe in. They will never sound canned if they come from the heart.
David, I use scripts to rehearse my listing presentations however they are based on area statistics so I look somewhat competent when in front of clients...
David...Ive been learning some scripts from Howard Brinton and when I went to Peak Performance. Still working on it so will let you know if they work.
