Real Estate Agent with RE/MAX River City

As John F. Kennedy pointed out, "When written in Chinese, the word "crisis" is composed of two characters-one represents danger, and the other represents opportunity."  Applying this idea to recent events, my advice to clients is to not be scared by the current economic situation; there are many reasons to stay positive, and there are opportunities to be had - with the right knowledge and guidance behind you.  Yes, times are tough for some, and media reports would lead us to believe that circumstances are dire.  But if we look past the hype, we find that there are doors that have opened - literally and figuratively - in the real estate market.  Let's put the conditions into perspective based on the facts, and on my experience in the Edmonton area.  Real estate is not going into a downward spiral; the numbers tell us that there is movement happening here.  The forecast for this year is for steady sales, starting slower and then increasing as the year progresses.  Prices are levelling after the huge, unrealistic increases of a couple of years ago.  Now could be the best time to go after what you want.

"Life's ups and downs provide windows of opportunity to determine your values and goals - Think of using all obstacles as stepping stones to build the life you want" - Marsha Sinetar

Today, there are plenty of reasons to buy.  Not only is there a nice selection of inventory, but also some great deals out there, including foreclosures.  Stock market decreases and other financial concerns may prompt owners and investors to sell, and there may be an increase in the number of condominiums and recreational properties available in 2009.  Moreover, many homes that have been on the market for a year have not adjusted to 2009 pricing, making it seem like all homes are overpriced.  The result?  The possibility of bargains for informed buyers ready to make a move.  The time to do so, however, is now; projections indicate that selection will decrease as the year progresses.  I can guide you through the changes in the market and show you the good buys that are ready right now.  One's loss can be your gain; take advantage of current conditions to purchase a property that matches your lifestyle.

Recent estimates as well as my first-hand perspective in the Edmonton market also indicate some reasons for sellers to be positive.    Buyer confidence is expected to return during 2009 and sales will increase.  Despite reports of real estate doom, I am still receiving list price offers and sales on some of my properties.  As mentioned above, some listed homes are overpriced and are not moving, giving a false impression that homes are not selling at all.  Pricing and marketing are key factors here; if done correctly, then your home will sell.  I have the experience and resources to give an objective and comprehensive evaluation of your home, and I have proven results.  Even (and perhaps especially) in these economic times, buyers recognize fair value and are attracted to a well-marketed property.

The message here is to be informed.  If you as a buyer or seller are thinking of making a move in the next three months, consider calling me for a no obligation, no charge, personalized written report.  A Professional Performance Evaluation will give you a realistic, unbiased look at how this market affects you - and at the advantages that it may hold.  I care about the performance I provide, the results I achieve, but most importantly, I care about satisfying your requirements professionally.  The current ‘crisis' can indeed carry a valuable opportunity; do not miss the chance to take it.

"All experiences of life seem to prove that the impediments thrown in the way of the human advancement may for the most part be overcome by steady good conduct, honest zeal, activity, perseverance and above all, by a determined resolution to surmount" - Samuel Smiles
