LIST WITH REALTOR
Today it is especially important to list your home with a Realtor who is knowledgeable about your area. With so many homes on the market, you are competing with foreclosures, short sales and a large inventory of homes for buyers to choose from so you need a Realtor who will expose your home to as many buyers as possible. A Realtor will place your home in the MLS, advertise it on the Internet and newspapers ads, as well as place a sign on the property, unless you live in a community that prohibits for sale signs. It is a mistake to try and sell it on your own because you will not be able to get enough exposure to attract the right buyer.
PRICE IT RIGHT
Again with so many homes on the market, buyers are looking for deals and they have many to choose from. If you over price your home it will not sell and buyers and other Realtors will use it as a comparison to show buyers how over priced it is. You will become frustrated with your Realtor thinking they are not doing their job when it is your fault for over pricing the home. If you don’t have an offer within the first two weeks, re-evaluate your pricing strategy.
MAKE IT SHOWABLE
Clean your home, the carpets, freshly paint the walls. Get rid of clutter. You want to give the appearance that your home is well cared for and spacious. Many sellers are having their homes inspected and making repairs before they put the house on the market or offering the buyers credits towards the repairs.
FIRST IMPRESSIONS
The outside of your home should look well cared for and your lawn should be manicured. Trim trees and brush, plant some flowers. Stand outside and look at it from the eyes of a prospective buyer. Take a look at the outside of other homes in your area, and see what the competition looks like.
OFFER INCENTIVES
Offer some incentives to the buyer such as a free home warranty plan, credits for repairs, offer to pay closing costs, offer to pay taxes and if you can, offer seller financing. Whatever you can do to entice buyers to buy your house. Some sellers are even offering bonuses to the broker who brings the buyer to get brokers to show the home. Offering a higher commission split to the selling broker is also another way to get more qualified buyers to view your home.
Try not to get too discouraged if your home doesn’t sell right away. It’s a very tough market out there. Even though interest rates are low and homes are affordable, financing is tight so if you can offer seller financing that can make a difference as well. Be creative and think outside the box.
