We recommend not wasting your hard earned money on programs that are costly ,as an example paying for (foreclosure lists) that you can get for free from Realtors.
We are seeing more and more advertising in our area from so called "experts' that are promoting their programs and are making things seem way to easy with their methods and secrets.
One promises less time to complete bigger deals with their new system, another will show you how to absolutely dominate the Omaha market, One says they will show you how to invest in Omaha -the right way , another says that their real estate investing plan can change your life.
We recently became aware of an individual that paid over $20000 for a program that promised an awful lot- that individual still hasn't bought 1 property. Also we know of another young man that paid over $4000 for a program and he still hasn't bought a property either (Is not credit worthy enough) Save your money. We think a better use for the money is to use it as a down payment
Who knows the local investment "market" better- A local Realtor or someone pushing their program and doesn't live in the Metro area?
In all do respect, while these individuals may be have a lot of knowledge and experience as investors , a local Realtor will help you find more properties in the metro area than you realize.They will have your best interest in mind , and their services as your Buyer agent will be FREE.
