I am finding that working in Open Houses is very effective in finding buyers that are out there to actually buy. Yes listings are good, if they can actually sell, but with a qualified buyer in hand is very good. Notice I said qualified, making sure they buyer is ready, willing and able to purchase is the key. I find may Realtors are taxi cabs, and I have done that myself, showing people properties that they can not or will not purchase. They have there wish list and you are the transportation. Make them meet with a lender, find out what they can afford, get them to commit to if the find a home they like, write an offer. I recently told a client, we found the home you liked, now lets write a contract. Only to find he disappeared off the radar. Yes I wasted time, and money but learned a valued lesson.
