There are always buyers who would prefer not to have a loan on their credit report, or who are in the cash business and don't show all their assets to the bank. So a bank deal isn't for everyone.

I too am in a mostly second home vacation/lake resort market and I feel your pain.  Having an owner who is in a position to finance is great.
