The problem with S-Traps

S-Traps are often found during home inspections.

Use of S-Traps in residential aplications has been prohibited in the International Residential Code.

The condition that is created with P-Traps causes the trap to dry out and be ineffective for blocking the septic gases from being released into the house throgh the drain.

These gases at the very least have noxious odors. The gases can also be toxic and possibly explosive.

The traps can usually be easily replaced or modified. Until the condition is corrected the effect of the gases escaping into the house can be reduced by remembering to run a little water to to fill the trap without triggering the syphonic action.
