Georgia Power owns Lake Sinclair and they have rules

 Lake Sinclair is a beautiful place.   Over 15,000 acres of fabulous water ways filled with fresh water fish including some incredible bass.

It is used for all types of recreation, people swim, boat, ski, jet ski, fish, picnic, sunbath on some of the beach areas.  But the primary purpose for the Lake Sinclair is to provide cooling water for Plant Branch located on Hwy. 441 where the waters of Little River come together with the main channel of the Oconee River.  The plant keeps Lake Sinclair full of water for the purpose of having water available for cooling the power plant.  Lake Oconee is a holding reservoir to have additional waters to keep Lake Sinclair full pool even during times of drought. This is a benefit of buying on Sinclair over lake Oconee.

But since the power company actually owns the lake, they make the rules.  You can sometimes have a boat house, dock, seawall, ect... it depends on the individual lot.  Here are a copy of the rules.

Lake Oconee does not allow any boathouses.  So there is another benefit of buying on Sinclair instead of Oconee.

Prices have come down on Lake Sinclair over the past 18 months.  Interest rates are currently great.  Lenders are telling me that second home buyers must usually now put down 20%, but with median sales prices falling just 4.4% in 2008 it's still a fantastic place to grow your money.  Lake Sinclair real estate's 4.4% loss over the nearly 50% loss in the same time period in the stock market was a much safer place to house your money.

And history being what it is with inflation following on the heels of big spending by the government, it's the best time in decades to invest in real estate.  Values sky rocket in times of inflation and and heavy inflation follows recession.

Take advantage of this opportunity.  After all my grandpa had it right when he told me, buy land, they aren't making any more of it.

There is nothing more exciting -- OK, maybe one thing -- than walking down a dock in the early morning hours, zinging out your line and snagging a bass. Lake Sinclair looks like more than a second-home paradise; I bet a lot of people retire there, too, no?

Sandy- I love to play in the lake.  I remember being so unhappy when my parents moved to the lake (from town) when I was 9.  We moved onto a new development with 4 houses on the entire street.  No kids to play with Ugh!, but shortly I had a great next door neighbor and we grew up together and are still friends.

Elizabeth- We do sell to a few retirees, but mostly we sell as a vacation home, but eventually they decide to sell the "other" house and live here.  Seems like it takes a while to get the "city" out of them and accept you have to drive 20 minutes to get to anything.  So we end up with about 50/50 ratio of full time and weekend, but seems it doesn't get sold that way. Actually 4 of my agents first bought weekend places, then relocated to the lake.  And I remember the wife of one of them saying she could NEVER live here.  HAHA!

Hi Tammy - Great overview of Lake Sinclair and the real estate market in that area.  Beautiful area, lovely picture.  20 minutes from anything doesn't sound that bad.  And with 50% full time residents, the other 50% know someone is watching out while they're away.

Gail- the only thing I can walk to is a neighborhood liquor store (now isn't that funny)  I can walk and buy beer, but not milk or eggs.  And that walk is about 2 miles one way... but I COULD walk.

As for neighbors, I have lived in this area all my life so I don't have any personal experiences to compare it with, but yes we watch each others property.  When I was getting ready to move in my new house they turned on the water and the ice maker water flow behind where the refrigerator would go was open and it flooded my kitchen.  My daughter ran across the street and that lady have my daughter all her towels to run home with and followed behind her with a mop and bucket and called another neighbor who showed up with a shop vac.  No water damage because we got all the water while it was still on the tile and the tiniest bit of carpet in the greatroom. 

Neighbors here are amazing.

It's from the dock of a home for sale on Lake Sinclair.  So if anyone is interested... you can have this view any time you want.

Jerry I think they discourage houseboats, but GA power is who you need to call.  You can call 706-485-8704 and either Sandra or Guarry should be able to answer that for you.  I don't want to give you the wrong answer, so I'm pointing you to the place to get the right answer.
