Home Sellers Is The Interior Of Your Home Ready For the Spring Home Buying Season?

I have just finished a blog post talking about the exterior of the sellers' home.  As the weather begins to warm there are more buyers driving around looking for the perfect home in the perfect area, or as close as they can get to either of these.  So now you have done everything that you can to improve the "curb appeal" of your home and all is sparkling outside BUT what about the interior.  Once the buyer walks thru your front door what will they find?  Once they walk in to your home they will be looking at several things.  Some are obvious while others may not.  Let's look at 8 areas that buyers will notice and see how you measure up.

  • Buyers take special notice of light and bright homes.  Buy high intensity light bulbs and be sure to clean all light shades and covers.
  • Buyers notice especially clean homes.  Do a "spring cleaning" throughout....no matter what the season is.  Give special attention to the following: windows and screens, counter and appliance tops, mirrors, ovens, sinks, toilets and tub/shower areas.
  • Buyers notice clean windows, freshly laundered drapes & curtains.
  • Buyers notice freshly cleaned carpets and waxed floors.  Replace or repair damaged areas of the floor or floor covering.
  • Buyers notice spacious rooms; arrange furniture and decorations to improve each room.  Remove unnecessary items that don't fit in.  You may want to ask a REALTOR® or consider a Home Stager for some advice.
  • Buyers notice colors that will blend with their décor and furnishings.  Consider brightening things up with a fresh coat of paint.  Think neutral colors something that will lighten and brighten your home as well as make the rooms look larger.
  • Buyers notice closet & cabinet space.  Neatly arrange everything in your closets, cabinets and other storage areas including the basement and garage.  Get rid of the unnecessary items.  If you plan to keep a lot of the items in your current home then rent a storage locker and put the items there.
  • Buyers pay attention to tiny details.  Fix all of the "little things"....loose door knobs, leaky faucets, towel racks, clean and repair caulk areas.

These are areas that buyers will be looking at once they open your front door and walk in so you will want to put your best home forward.

Don't loose a perspective buyer because of neglect to the exterior of you home.  Start taking action now so you will be ready for the spring buyer season.

You are so right, we do/should look at all of our listings and have them showing well for the upcoming market.  We could be left behind if we don't.

Don, it seems to take a lot more work for the sellers to get their house ready!  I guess standards have really gone up!

Pat,

With this being a buyers market there are things that the sellers should be looking at.  I don't think that the seller can be caviler in their thinking.  Buyers as you know are looking for more and at a reduced price.  Want top dollar then we need to do those things that will garner the $$$$$.
